Places to rent around Streatham and Clapham

Hello everyone
we have enrolled our daughter in the prep school of Streatham and clapham - but since we are not familiar with London- we are unable to finalize the areas closest to the prep school. Suggestions, and names of areas and estate agents would be helpful

Balham would be easy to walk to school but it’s also apparently one of the most competitive areas right now! What is your budget and what are you looking for (size, etc)?

My budget is 3k per month. As per Google Maps Balham is a 30 min walk to the Prep School.
How is Streatham Hill as an area>?

I wouldn’t choose Streatham myself as I don’t love the high street, and it’s not on the tube, but lots of people live there and like it, it’s pretty safe etc.

I didn’t realise the prep school was not in the same place as the senior school so yes Balham is slightly further, but if you looked on the roads around Tooting Common you’d have good access to the school and to Balham triangle for shops and restaurants.

Another possibility would be round Brockwell Park / Herne Hill which is very nice. I would probably avoid Tulse Hill.

Telford park is to the west of Streatham hill. Roads to the east of SH such as Wavertree are quiet. A few decent restaurants have opens on Streatham hill. The school js near Streatham hill station which is a short commute to Balham, Wandsworth Common and Clapham Junction. Herne Hill would be a bit of a slog as traffic can be bad. The council is introducing more low traffic neighbourhoods and school streets so either look in walkable or commutable distance rather than relying on driving.

That's a valuable input. We are looking at walkable areas as well. The direct bus service routes (provided by the school) are only East Dulwich and Denmark Hill that limits our options further. So what I understand - Streatham Hill, Waver Tree Road, Telford Road are walkable areas to the prep school?

It’s the most basic of suggestions but - have you looked on Rightmove, typing in the address of the school as the location (+ 1/2 mile)?

Yes I have. But since we are currently in Singapore (and given that we are unfamiliar with London), it is difficult to ascertain distance and how walkable are the areas to the school.

Have I missed the name of the school? I live not far from Streatham and could make suggestions but the name of the school would be helpful. Do you have just the one childcto consider OP?

Streatham Hill is closest area to the school, with some lovely roads Downton, Wavertree etc, and also Brixton Hill has some great quite sub urban roads, mostly closed to through traffic now! Also roads like Brockwell Park Gardens, Trinity Rise are walking distance and close to the brockwell park and Herne Hill for shops / transport but also easy to Brixton for tube etc.

You will really struggle to get off road parking though anywhere - these are areas of mostly terrace houses of various ages pre-car, unless you look at an apartment, so of those have car parking.

The prep is in a slightly odd location but the only areas to avoid are the main roads (streatham Hill, Brixton Hill, Tulse Hill etc themselves due to traffic). So centering a search there on rightmove is good advice.

You could definitely live between Tooting common and Balham and walk / cycle but again parking is unlikely and it will cost more than the streets closer to the school.

I can't think of a single street around that area (or anywhere in central ish London) where a house would come with off street parking. You would apply to Lambeth/Streatham Council for a residents pass (£150 a year) and you bun fight it out with everyone else to get a spot on a street. They aren't allocated unless if a new build block of flats.

We often had to park several streets away as there's not enough street space for everyone's car

I lived in Norbury for 25 years. Admittedly I did move out ten years ago so things may have changed in the time since I’ve lived there but there’s no way I’d move there again. Way too rough, too near Thornton Heath which is horrendous crime wise etc. I was mugged coming home off the train in Norbury in broad daylight, and followed and flashed at (two separate times) walking across Norbury park in the middle of the day.

We lived on Downton Avenue when DD attended the prep - we were the closest in tbe class the the school!

We are moving away from the area in August as DD is off to university and am arranging to rent out the property.

Im happy to talk to you about the streets neat the school if
it helps - I wasnt able to PM you for some reason.

Re parking. Most of the houses in that area don't have a garage /parking space. Some houses have paved over their front gardens and will park on that. Other than that it a lot of local area are in controlled parking zones so that only residents of the areas can park in them. This stops commuter parking so there is on road space for residents. Any of the roads around the school are nice. The area called Telford park is the other side of the high street and also worth a look. East dulwich and Denmark hill are good places to live.
