we have a 3 bed end terrace in a good area worth approx £200K which we have £70K remaining on our mortgage, which we have only 11 years left on.

would you consider taking a project like this 212.50.188.107/cgi-win/vebra.cgi?details1?src=agent&PropertyCode=1104003/HARCO/22216/3 we'd need to increase the size and term of our mortgage to £140K and 25 years.

there would be a minimal budget to do stuff to the house now but in the future our earning will increase.

what would you do?

should probably add that the house is on similar area to ours but walk to school goes from a nice down hill stroll to and uphill climb!

It is a nice house.
If you're up for the hard work doing it up will entail then go for it.

ooer looks as if it could be lovely but you'd need some cash to do the basics - kitchen, flooring etc. If it was structurally sound and you could make sufficient of it habitable short term (ie leave the top floor for now) I'd be tempted.

Isn't it a student house? Not that you can't live there but looks like it has been remodelled with students in mind.

I'd be very tempted. Looking at the details, it looks as if you could move in and live in it and then do the work around yourselves (iykwim). OK, so there are some oddities (like the sink in the living room; presumably it has been bedsits or student accommodation) but you can work around them. (We had a shower in the 'cupboard' in our living room in our last house, because that had been bedsits... at least it was in the cupboard though!) If you're living in a 3-bed atm, you won't need to fill all the space up immediately, so you can work on bits of the house without too much disruption while you live in other bits. And it's not a complete wreck (i.e. has central heating and such-like) - it just needs making in to a comfortable family home. Get a full survey done, though, in case there are hidden costs that aren't visible to the naked eye.

The uphill climb to school translates into a nice easy downhill walk home, so swings and roundabouts!

so i'm not crazy to even be thinking about this - thats great to here.

i think it an ex uni owed house, which was sold off 6 months ago and i guess they decided not to renovate it and put it back on the market, however i think they paid in the region of £230K for it then. If it is one of the uni ones sold off it has a covenant on it that it can't be multiple occupancy.

might suggest to dh we go have a look and see how much does need doing.

Lovely house, I wouldn't want to move from where we are (unless we got to go where our friends live but thats not for now sadly), but i'd gladly ive in a house such as that

the friends thing is an issue - we currently have fab neighbours, who i really wouldn't want to leave behind, but then they might move!

Looking at the details I wondered whether it'd been student accommodation.
Would jump at the chance - could do heaps to it. Do you know what the neighbouring houses are like. i.e is the area predominantly student accommodation; are the other houses in the street improved, altered; have they been converted into flats.
Only asking because it would worry me if the improved house would be massively more expensive than surrounding properties - I don't think it's necessarily a good idea to put heaps of money into the house with the result that you price the house out of the market.
But I love the idea of doing it up. Get rid of a bedroom on the first floor and have massive bathroom. Could enlarge the upstairs hall. Do excellent things with the kitchen/diner.

go have a look - nothing ventured you know..., you might be able to negotiate a reduction as there seems to be no floor coverings nor window treatments(blinds) .

I'd be really tempted, but we recently bought a house that needed work doing, kitchen, bathroom, plus carpets, redecorating etc. We're now £7K over budget as the electrics hadn't been touched in 50 years, and once that had been done, we had to take lining paper off walls to replaster over holes for elecs, and plaster had blown in pretty much every room, so have had to have whole house replastered.

I'm sure if it was owned by uni it's probably ok, but after all the extra expense we really stuck for cash.

I think what I'm saying is, think carefully, and get a survey!!!
