Should a rented, furnished, house come with a hoover.

I'm living on a rented, furnished flat. It had a hoover from the beginning but now it's breaking down and needs replacing. Should it be up to the landlord to replace it or not necessarily? TIA

Sorry, title should be a question...

yes I would say so, especially if you had it from the beginning ie it was on the inventory

CountessDracula · 14/11/2007 15:28

yes if it has had a hoover then it is his responsibility unless it was just left by the last tenants

Joash · 14/11/2007 15:30

If it was in the house when you moved in - it's the landlords responsibility

If it was included in the inventory then should be replaced . We had to do that ,even though ahd no way of knowing if it was really knackered or not.

LaCerbiatta · 14/11/2007 16:29

Well, there is no inventory as there is no contract [bllush]. This is how the landlord prefers and we can't complain because we have suuuuuch a good deal.

You are in no position to ask for anything really then!

CountessDracula · 14/11/2007 16:57

Though I guess he is not declaring the income for tax purposes so you could blackmail him

Mine too but apparently in London there are 5 people for every 1 flat to rent so they can afford to take the piss - they pay £800 a month 2 - 1 bed1!

2sugars · 14/11/2007 17:35

Yes, certainly. Be careful with this landlord though. Has he had all the safety checks done? At the very least, you want that.

LIZS · 14/11/2007 17:42

I'd also say part furnished . We left no small electrical appliances other than the hoover as it would have been a pita to get an electrical cert in time and also to cover replacements. Left pans but no cutlery/plates etc, beds , cupboards , sofas, table and chairs.

tbh tugamommy you really should formalise the arrangement before something more serious goes awry. Has he done the Gas and Electricity safety checks , who pays Council tax, water and is on electoral roll etc. It is you who is in a weak position as regards security and insisting upon such things as the hoover. Also he could change his mind leaving you potentially homeless or suddenly hoik up the rent. A Shorthold Assured Tenancy is for as minimum of 6 months but can then continue to run with just a month or two's notice either side.

LaCerbiatta · 15/11/2007 10:24

I'm not sure.... He is a very reasonable person and would not kick us out or increase the rent. He also pays council tax and we split the water, all for a very very good price. I think we hav a very good deal and don't want to change it. The only concern is definitely the gas checks.... I'll look into that.
Thanks all.

Btw, he's agreed to pay for the hoover! So I'm off to 'good housekeeping' to ask which is the best one!
