My house is for sale. We've had various viewings through the agent but today our decorator called us to say his son was looking for a house in our area and could he see it. I said he could and he came this evening with his wife and child. They seem very in interested indeed and would like to move quickly as they are in a chain which may break if they dont act soon. I feel they are going to offer. We have a viewing tomorrow and at the end of this evenings viewing it became apparent that the son had already made an appointment to view through the agents until his dad told him about ours (dont know whether he realised it til he got here though). If they go ahead and buy it where do i stand with regard to the EA fee? The agency contract states that if i sell it on an independent property portal they still reserve the right to claim their fees but naturally this is by word of mouth

Check the estate agents agreement. If you employed them on a sole agency basis then you are liable for their fees even if you sell to someone they introduced or not. If it was not sole agency then they do not have a right to fees. However, if the family were already on their books and have been sent details of your property then they would I think have the right to bill you.
