What are you looking to rent? Because in most places in Kent/Essex, that would get you a houseshare or a small studio flat.

What do you need? A family home, a studio,a flat, something with a garden, parking, access to a train station? Do you need to commute to London? Do you want village/town/city?

I assume you don't mean "between Kent and Essex" literally, as that would mean London.

Do you mean which of the two is better to live in for that money, or do you want suggestions for places in either county?

Also depends on your circumstances. Schools for children? Commute to London for work?

Would need a lot more details to give proper advice, I live in an outer London borough but with an Essex address! You would struggle to find anything decent in that budget unless you maybe went right out in Essex but then commuting costs etc would be huge.

I'm in South Essex, and £700 per month is not realistic I'm afraid. What's your criteria?

The lower end of your budget is not going to get you much in the accessible bits of Essex or Kent as they’re such desirable locations for commuting. At the top of your budget:

2 bed terrace in Dartford www.rightmove.co.uk/property-to-rent/property-80313113.html

You’re going to really struggle if you need more than two bedrooms though as only found 2 places with 3 beds in your budget:

3 bed Essex: www.rightmove.co.uk/property-to-rent/property-79717235.html

However if you’re prepared to move a bit further out to somewhere like Chatham www.rightmove.co.uk/property-to-rent/property-71071777.html or Tilbury www.rightmove.co.uk/property-to-rent/property-80882318.html you’ll get more for cheaper. Neither of the examples above are very nice towns though.

Like you said commuting is very important. But which places are nice to live in. Please I will appreciate your advice. Although I can't afford traditional mortgage and Government Help to Buy . But my last option is Shared Ownership. I have boys ages 13 and 14

We need more information, OP. Are you looking for a house? Grammar schools? Do you need to commute for work? What would be your budget for shared ownership?

Am looking for a house and I also need to commute to work in Westminster. Shared Ownership House value £128,000 ( say 35% or 40% ) of a full market value of £327,000.

I don't think you'd be able to get anything around that price where I am, unfortunately. Have you tried ringing Bloor Homes etc directly about new developments in your chosen areas for advice on shared ownership? I'm sure they'd be happy to help. Obviously the proximity to a commuter line bumps the prices up.

To get into Westminster, Kent is better (as you can commute to Charing cross or Victoria). East Kent is cheaper (Gravesend, Rochester etc) but that is because it's not so popular as west Kent (Sevenoaks, Tonbridge, Tunbridge Wells). However, in those last 3 you would get a small 2 bed terrace for about £1,100 per month, if you are lucky.

If you need to commute to Westminster I would focus your search in Kent, that would be a horrible journey from Essex.

Yes I would, commuting from Essex area would be a bugger, the train lines here generally go into Liverpool Street/Fenchurch Street so you would then need to cross London on the Tube, it would be a long journey.

For your budget you would probably have to go quite far out in Essex so cost would be an issue as well as time, where I am we are on the District Line so commuting would be easier but I don't know if you would get much for your money?
