converting a garage into a playroom - how much does it cost?

We need to convert our integrated double garage - the room above it is freezing in the winter and unusable.
What kind of expense can we expect? We're not going to have the floor redone but will just put super-insulating boards down.
We have real problems finding decent builders here who don't try to rip us off so were planning on doing a lot of it ourselves, I guess the other option would be to go for someone like Anglian who have set rates?

we got our single integral garage done by Anglian and it was just over £8K. They wouldnt give a 'ballpark' figure in advance and came out to survey first. It was a bit of a disaster and never got started for 7 months due to them pissing about with submitting planning permission and with replying to questions that the planning department had, etc, etc We did get new flooring done (by them - to raise the floor to the level of the house) but that wasnt done properly either and there is a slight slope from the garage into the hall (through the new door opening that was created). I would thoroughly NOT recommend using them as we have not had a good experince at all.

I dont know how much more it would be for doing a double one though.

I think you may need planning consent as well as it is a change of use. So check that before you start spending any money.

well my friend is doing this ,aswell as having a kitchen fitted and she's paying the builders £6000.That's not including the actual kitchen just fitting it and involves making part of a single garage into a utility room.

we needed planning permission and a building warrant (we're in Scotland if that makes any difference)

We've just had a garage converted into an office. We didn;t need planning permission as the window did not come out any further forward than the original frontage, but it did have to be done to building regs.

The floor was raised a lovely new window put in, plastered and painted. Not sure of the cost around £6-8 k I think. We did the electrics ourselves (or rather soneone who works for my dad did)

just finished ours, new frontage biggest expense, 3k, flooring 1k all in all about 6k
didnt apply for any permissions but any neighbours who have done so and are selling have got retrospective permission for £150 from local council. was originally going to do play room but half way thru found my dd doesnt stay in there justs brings her stuff out, now home study with toy storage. she can play in there while im on mn

thanks everybody, that's really helpful. I think we'll just put a wall down the middle of the garage and convert half of it, and leave the other half as a proper garage (thus avoiding the need for a new shed).
