Quick question! House buying dilemma, what would YOU do?

Ok, we've found 'the' house...Have been dithering a week, 2nd viewing, making sure we can afford deposit/maortgage/rennovations etc....

No offers on it as yet and know the woman wants it to go to a family (how sweet) and we have no property to sell. However my friend works at the estate agent and told us there's a viewing today at 3pm, and they're cash buyers!!!

My question is, would you put an offer on NOW or wait and see what happens with this viewing? Would the potential buyers be more inclined to put offer in if they see it's desirable enough for us to put on offer, or doesn't it work like that? We're first time buyers and haven't a clue what the best move would be....

Any help/advice greatly received

I would wait. If it is for you you will get it and better wait until you are totally sure.

Thanks carmenere, I want to believe in that whole 'fate' thing and I'm trying to be reasonable but dp can't even be around me today. He'll blame me if we lose it cos he was convinced we could 'work something out' with the money, where as I wanted to be really sure....Oh poo, I'm going to be on edge all weekend now....

Thing is, if you don't put in an offer, the vendor may think you are not interested and accept an offer from the other interested party.

The agents should not disclose that there is another offer (or at least should not disclose what that offer is), so the other viewers will not be able to offer more unless they were intending to do that anyway.

if it where me I would put in a offer - it is not binding and whilst annoying for the vendors you can always pull out.

If you want it, put an offer in.
When we bought our first house, we saw it Sat am but the agents had closed by the time we'd decided to put an offer in. Another viewer had an appointment on the Sun and made an offer to the vendors in person. We rang the agents with our offer on the Mon am, but the response we got was that our offer was comparable (it was less than the other one, but we were first time buyers) but they felt duty bound to go with first offer they got.
However, they had probs with their sale and we ended up getting it anyway!
Buying a house is an awful process; no-one is your friend, people say one thing and do another and no-one tells you what's going on.
Don't make decisions based on what you think other people might say or do. Good luck!

You need to offer now if you really want it.Would you be gutted if the other person offers this afternoon and then it is a done deal?A girl came to see mine on Thursday and loved it.Friday morning someone else came and offered the full price and we took it.First girl is now gutted and has asked to have first refusal if anything happens.

I'd wait. You're in a better negotiating position if they don't offer and then you do. And they almost certainly won't cancel the viewing even if you do offer so it wouldn't change anything.

Offer! Ive got a thread over the way, cos im heartbroken over my dream house which has been SSTC in the time inbetween arranging my viewing and actually going to view it. These dream houses go like hot cakes. So I would get my oar in first!!!

The EA should be working in the vendor's best interest (and with their own commission in mind) so they can still let them know you are seriously interested and come back to you if an offer is made by the others. Chances are they won't accept yours until the otucoem of the other viewing is known anyway unless you stiplulate that your offer is conditional upon that not going ahead (but you must mean it and ne prepared to walk away). Have to say we lost out in just such a situation though as suspect our offer look halfhearted once the others came along and made theirs, even though we'd viewed it twice.

thanks so much for responses.....The outcome: Dp has gone over to put in offer (obviously not our max) we just want to let the lady know we're serious and we hope that the cash buyers would be wanting it uber cheap and may not be interested......

How blardy stressful is this malarky??!!!!!!!!! I'm the sort of person who has thumping heart and sweats over a £5 ebay bag fgs!!!!!
