Sorry..this is just going to be a real whinge!
My dh and i accepted an offer on our house 6 weeks ago and everything has gone with relative ease so far.We have been waiting for the survey to be carried out on the property for the past week or so and we really got the feeling that we were being fobbed off by the estate agents on the rare occasions we phoned or popped in.
Anyway, yesterday we had a phone call to say that the buyer has been turned down for a mortgage by the Halifax, after previously being accepted because her visa to stay in this country expires in 3 years. She needs to either apply for an extension which could take god knows how long, and even then she isn't quaranteed to get it, or she needs to raise a bigger deposit and then she'll get the mortgage! She can't generate the extra money so is applying for her extension. We are currently in Kent and are hoping to move to Sussex and have decided to rent for a few months until we find our dream home. The annoying thing is, my dh has been accepted for a job in Eastbourne and they want him to start asap. My bf lives there and has said he can stay with her but he wants to come home each night and not stay away from me and our ds. Also, my bf is moving into a one bedroom flat within the next month or so and then my dh won't be ble to stay there anyway. We just can't afford for him to commute that often, as the main reason for us moving is to generate some much needed money!!
The estate agents have also suggested that we put our house back on the market, which suggests to me that they aren't hopeful about this sale going through. Am i worrying needlessly or do you guys think the same as me...that we're heading for a fall?? I feel so despondant about the whole situation and don't relish the idea of having more potential buyers traipsing through my house yet again...it was on the market for a year and a half before this offer...i can't cope with it for that length of time again!
Sorry...don't really know what i expect you to all say but i needed to offload!!

I'm surprised the agent took the house off the market at all, so early in the offer process, ours has had the survey done on it and it was only after our agent saw the buyers "money" guaranteed so to speak that they took it off the market.
Put it back on and hopefully your buyer will get a quick visa extension or you will find aother buyer, you cannot be expected to wait while your buyer sorts her life out
Bloody Halifax are narky lenders too, we had hold upafter holdup as they got sued last year of rover lending on income multipliers, they now are VERY picky....

womba1 sorry to hear your sale is not going well, your Agent is doing the right thing by suggesting you go back on the market - I would do this asap, even though you will have 'more potential buyers traipsing through the house yet again' the market changes often, you need not have it on the market for that length of time, this time. Ask the Agent to come and take new photos of your property, different angles can make all the difference, ask them to re-value it, prices are changing month by month wherever you live. If then you do get a potential purchaser, keep the property under offer still view until survey has been done and mortgage has been offered, I hope this helps, and you have a sale again soon. xx

Thanks Piffle...i just feel annoyed with the Halifax and their double standards! If they don't want to lend the money to someone with a 3 year visa then so be it...but to say that they will if the buyers stumps up more of a deposit..how bloody infuriating!!!!

What have you to lose by putting the house back on the market? I think the Estate Agent is right to cover every eventuality - and don't give up hope yet: I have sold twice, and each time lost my first buyer and then found a new one in time to buy the house I wanted. This is a good time, people coming back form holiday and planning to be in a new house before Xmas.

Mothernature...thanks for the advice. I'm just one of these people that find it soooo hard to keep my house tidy..mind you...have a 17 month old ds doesn't help..oh...and a 36 year old dh!

Blu...i know the house going back on the market is the best idea...i'm just having a sulk and throwing a mini tantrum!!!
Our house is a mid terrace, 3 bedroom property with one huge reception room. If one more viewer walks in and says "OH...SO YOU DON'T HAVE A SEPERATE DINING AREA??'....i will not be held responsible for my actions!!

womba, I do sympathise. We had our house on the market for months- might have been years in the end. Lots of people came round but no offers. Took if off the market then put it back on later with a different agent & sold it wihin a week. I was amazed.

We used to get people coming round & saying "no central heating?" In the end I told the estate agent to point it out to people BEFORE they came round.

(Why are people who come to look at your house so rude? )

Tallulah....thanks for your encouraging words. One particular viewing i had a few months ago really stands out. This guy was due at 6pm...at 7.15 he showed up. He barged straight past me and walked straight into the lounge. He went up to the back window, lifted my nets up and laughed when he saw the size of my garden..admittedly not the biggest in the world, but size isn't that important! He then scurried into my kitchen, let out a huge guffaw and said "I THOUGHT THIS WAS MEANT TO BE A FAMILY HOME"?? I was really polite, told him that it would be advisable for him to leave as i didn't want him wasting anymore of my time. He said that as he was already here, he might as well look upstairs and proceeded to push past me!Now,i'm 6ft tall and not thin...he was 5ft and a stick insect...who do you think won?!?!
But the most annoying thing is that he had the house details tucked under his arm and obviously hadn't bothered to read them!!
What a horrible little man!!!

Womba, may I but in and suggest you change your estate agent? This one doesn't seem to have done their job very well. For one thing taking your house of the market, for another not vetting the person who made the offer, for another obviously not giving out decent particulars of your house.

Just wanted to let you all know that after the crappy news we had on Monday concerning the sale of our house...we've had another offer and this time she's a cash buyer, has already sold her property and is keen to move in as soon as possible!! And...she's offered us £3k more than the original buyer!
Just wanted to thank you for your advice and words of encouragement...and before you ask... i'm still holding viewings...just to be on the safe side!
