Have sold my house. Got a phone call last week from a company wanting to do a survey on Friday. So I expect a surveyor on Friday only he is not a surveyor but a structural engineer. Looks round outside of house and a quick peek inside. Leaves after about 20 minutes saying nothing to worry about just a few settlement cracks round the window sills which he would recommend be raked out and repointed.

The question is will the my buyers mortgage lenders still be sending a surveyor even just for a valuation or is that it? (heard recently of some computerised valuation system where they don't actually come out to do a valuation).

Are they definitely after a mortgage ? If so I suspect they'll need to come and do a valuation separately. Could be they'd noticed the crack and this was a mate giving it the eye before they shelled out any more. Ask EA to find out .

This was probably only the basic survey, for the lender to assess whether or not the building is ok for them to lend the money on. Ie. It's not going to fall down. The prospective buyers do not have to have a full survey if they don't want to. If you're wondering whether they are going to have a more detailed survey you could ask them.
