Selling my house - how many viewings/week is normal?

I only ask cos I have a feeling our estate agent is sitting on his bahooky all day. Our house has been on the market for 3 weeks and we've had 2 viewings, It's not even in the local paper this week.

It's the right price and freshly decorated/new kitchen etc. Is this to be expected?

It just depends although I do agree that they are lazybones who sit around a lot!It should have been in the paper by now.Get on the phone and ask them why its not in as they do sometimes need a push

It sounds as if you should have had more viewings. Are you prepared to have viewers in the evenings and w/ends?
Although everyone wants to sell in Summer, it can be a slow time for buyers because everyone wants to leave it til they're back from hol etc.
How long is your current agreement / contract with this Estate Agent for? Tell them that you will put it on the market with another Agent if you don't seem to be getting viewers through them.

8 wk contract with a good deal on agents fees that we'll lose if we go with 2 agents at once. We're going to stick with this agent til the contract is up.

We've gone away the last 3 weekends on a row and left the keys with the agent. We've said evenings up to 8pm at the latest because ds really needs bedtime at 7pm-ish.

I feel like leafleting the town centre or dragging people in off the street - I'm living in a show home and no-one is coming to see it

Any MNetters fancy a house-viewing? I'll have baked bread and everything!

You could put it on the little house co website.I was inundated from that but steered all enquiries to the estate agent just to make life easier.

MOS is it advertised on the web? That usually gets lots of viewings. Does seem odd - its not overpriced is it?

rightmove have it online. Definitely not overpriced - we went with the middle valuation of 3 different est. agent quotes.

2 viewings/wk, 1 offer every 9 viewings -- on average, in high season, or so agent told us. This is start of doldrums period, tho'.

Thanks zebra - that makes sense. I knew things calmed down a lot in the summer, but it feels like we're a bit invisible atm.

When we put ours on the market I chatted to a friend who had gone through 4 estate agents (they had blown hot and cold about moving - the sort of people you really don't want in your chain!).

They had found a marked difference in viewing numbers between the estate agents. The one we went with averaged 4-6 viewings per week, including 3 lined up within 24 hours of us signing the contract. Still took a while to sell but with hindsight we priced too high (went with my father's advice and against estate agent's). It might be worth asking around. If it helps, our estate agent was prominently placed in the High Street near the station and was a fairly obvious choice for those looking to buy in the area.

You could try having an open afternoon - ie it's advertised in the local paper and they say viewings between 1 and 4pm Saturday

LOTS of advantages - you don't have to keep the place so tidy the rest of the time, you can make it look really great for that time, if there are several lots of people looking round that will make viewers feel that it is popular and they will miss out if they don't bid quickly etc

all depends where you live i suppose. Where we used to live houses sold quick, so you would have a quick influx of people and sell relatively quickly.

I would go with what zebra says as she is always right!

Hmm, that is odd. Do you have lots of pictures of your house on the web? And are they good pictures? By that I mean good lighting, not blurry, etc. I know when we were looking, I would only book viewings if there were lots of pictures of the house, because I was suspicious that they wouldn't show more. And do you think the price IS right for your house? Our neighbors across the street have had 2 different agents working for them that they based the price of their house on, and it is $102 thousand higher than what we bought our house for 1 year ago, and they have a smaller yard in far worse condition, and it looks like their house hasn't been remodled, cause the kitchen looks very dated. All of us neighbors are just laughing at them. We've bought and sold 2 houses the past 18 mo, and I fired 4 agents out of 6 because I was doing more work than they were.

CM - I know what you mean about only viewing houses with internal photos. Strangely, although the agent took photos of our kitchen, dining room and lounge; none of them are on the internet. I'm assuming they're on the printed schedule given out to prospective viewers.
