should we walk away from this house, are we setting ourselves up for a nightmare?

We are trying to buy a house that we really like. Offer was accepted, everything going forward, solicitors etc etc. Then this morning at 8am the agent rings to say the vendors have decided they'd like a bit more money, if that's OK, and if we can up our offer by 8 grand, then we have a deal 'and there'll be no messing around' . So we told them to fark orf, cancelled survey, called off mortgage, let solicitors know etc, then spent the morning thinking about all the things that weren't ideal about the house, swearing, kicking things etc.

Lunchtime, the agent rings back - Mrs Vendor is very upset, they have made terrible mistake, are very sorry, should have listened to saintly agent etc - will we consider putting our offer back on the table and they promise not to be so silly again.

My first reaction was 'hahahahaha, you must be joking' BUT the red mist has subsided now and we do love the house. It is the only one on the market in that location that we haven't already seen and dismissed. It's an easy purchase if they stop buggering about - we are in rented with large deposit in bank from the sale of our last house, they are moving abroad, so no chain. There are some downsides to the house as always, but we had thought them through and they are all things we are prepared to compromise on. And have I mentioned we love the house ?

But are they going to be nightmare vendors from hell?

I can't work out if we would be insane to walk away, or mad to get involved with them again.

If you want the house - then buy it. Set deadlines for exchange of contracts and then for completion. But to really secure the house get exchange of contracts done asap.

yes I think that's what we will push for. We can exchange pretty quickly - have mortgage offer lined up etc.

I think we shocked them by being prepared to walk away. I think they thought they could just push us a little bit further.

When we were selling this house (still in it) way back when, it was when house prices were literally just going up! We sold this house one month before house prices rocketed so when we found a new house it was at a higher price than it would have been just 4 weeks before (u get what I mean?). Anyway, we had a choice - walk away from the new house, which was ok or ask the people buying our house - 1st time buyers and verrrrry nice - to up their money (they had a 25-30% deposit!) Even though I know they had a big deposit and really like our house, we couldn't afford to move unless they offered us more - so - we took the house of the market! They were really disappointed (but they didn't offer us more money!!!!! which we would of accepted. I just couldn't ask them for more money - seemed wrong somehow.
