Hiya, we received a letter saying we have a nomination for a house yesterday from the council - so bloody excited as landlord being a knob! - it's for a new build with orbit, council said they've passed our details on and they haven't nominated anyone else, does anyone know the likely timeframe? As in when we might hear from orbit and when we might get in - if accepted by orbit of course - we have to give landlord a months notice

These types of things are like a piece of string tbh. It can take ages but then move along quickly a week before. When you say it's a new build, do you know if it's fully completed?

I can't talk for Orbit and how they work but how I've known it to work is that the council would nominate a couple of people (this is the first time I've heard of one nominee) and, the association would arrange an interview where you'd need to bring in ID, proof of address, children's birth certificates, etc., sometimes latest rent statement, they may discuss housing history such as any rent arrears and whether there gave been antisocial behaviour actions against you - the interview would be within a week or two. If everything is successful (and it isn't always, they have strict guidelines to adhere to, which is why they usually have a couple of nominees lined up), then an interview will be arranged which is subject to whether the property is fully completed. If it is and you view it and accept it, move in can be in the space of a week or two. If not, you may be waiting a while but only Orbit can really advise on time frames when they get in touch but they'll likely be a bit non-committal too void inspections or site sign offs can sometimes pick up bits that need to be completed.

Not sure if I found the correct organisation but I googled Orbit Allocations Policy and found a policy as well as a Lettings Plan for specific sites. If that's the correct organisation, then those may answer any further questions.

Oops! Should have read as 'If everything is successful (and it isn't always, they have strict guidelines to adhere to, which is why they usually have a couple of nominees lined up), then an interview a viewing will be arranged which is subject to whether the property is fully completed
