HELP! 2 identical offers on house

I have 2 full asking offers on my house and both buyers are both identical in thier situation and am under pressure to choose one!! have a few more viewers tomorrow and saturday and house been on market for 6 days.
any advice as am hopeless as to making decisions.

We had exactly this on last house - they went up and up outbidding each other - then we accepted one (only about £2K more) and the survey came back that their bid exceeded what the house was worth - so we said that it was worth whatever they thought it was worth, regardless of what figure the surveyor had written down. Asked them if they wanted it or should we go back to the other buyers and they agreed to pay what they'd offered !

It's a sellers market if you've got two people bidding against each other - just take the most and don't feel guilty !

When this happened to us we asked who all of the potential buyers were getting their mortgages through, as we knew that one bank used an out of area valuer who had no idea what the real price of property was and would give a poor valuation. Just a thought if you happen to know anything about valuation companies. A poor valuation from the mortgage co will usually mean that the buyer makes a lower offer even after you've accepted their first price.

janinlondon- my agent did mention this and i dont know wo they are usng but will ask -

Just had call back from the agent - it went to final and best offers and both have come back at exactly the same 245000 but have the viewer coming along in half an hour so will let them know tomorrow i think..

would ask how much deposit vs mortgage they are will be using bigger the deposit the better in most cases.

Has your agent actually seen evidence of the buyers' mortgage offers, just to double check they are proceedable?

We were one of three putting in ientical ofers on our current house, the buyers chose us because our of personal circumstances (bringing up a young family in what had been their family home for 30 years) and because they thought we would fit in with the neighbours

right have just checked with agent as one of the offers was from an earlier offer.
1st - a young couple - 1st time buyers - she works for savils mortgages. 20% deposit.
2nd - 2 girls buying together - have their flat under offer with no chain below that. Deposit of £35000 and has has ther mortgage approved.
So am tending to go for the 1st one ?

Have gone for no.1.........
both are very nice but 1st buyer is better in case the ones buying the flat pull out!Then would have to go back to square one. Thanks for all your help ladies x

thank you - have found a house thats needs doing up - more cosmetic - so cant wait! just sorting out a solicitor now.
