Advice wanted. asap

HI all,

tommorow we are having a valuation on our property because we want to get a remortgage, i was just wondering if anyone has gone through that, and what sort of thing do oyu think bumps up the price of your house, is it size or what?
Also do you know how long a remortage takes roughtly?

I remortgaged mine with the One Account and it took about six weeks from begining to end.

We live on a council estate in a private house. It's an end terrace with three bedrooms. We've had a conservatory added recently and ours was valued at in excess of £90,000

So who knows what counts. We've having a dormer loft conversion done shortly which will make it five bedroomed. I dread to think what it will be worth then.

ty flip, ours is an ex council house, we paid £60.000 because its needs double glazing and central heating, and we are remortgaging so we can get this done. its a 4 bedroomed house, its very big, especially the bedrooms 3 are very good sized, i hope its gone up in value, lol. we brought it about 2 and a half years ago.

We paid £34,500 for ours eight years ago. Crazy house prices these days. I drove past a shoe box the other day with a garden not big enough to put a washing line up in and they wanted £150,000 for it. I wouldn't swap mine to live on a new estate. We've got solid walls so the kids can't hear us.

thats an amazing amount to go up by isn't it? i bet ou were pleasedk, i am just keeping my fingers crossed that it gets valued at atleast £80.000 cause then it will be fine.

Doing your garden up nicely, tidy and reasonable (ie neutral and not too modern/individual) interior decor, new bathroom suite, new kitchen, double glazing added, central heating added, broadband available in the area, conservatory (sometimes - if takes up too much garden not necessarily a bonus), tidy garage, loft conversion, new carpets, dropped curb/off road parking, ummm, running out of ideas now. Make sure every bedroom looks/is obviously a bedroom not a two bed plus pokey junk room etc. etc. Good Luck - sure you will be ok. From what I have heard (sister remortgaged last year) it is ok and fairly easy. If you don?t like what they say, shop around.

Also forgot to add, we've seen houses around here sell, for about £98, and they are the three bedroomed ones. So even though the windows and heating need doing , i hope it gets valued more than we paid for it. hopefully.

EEk stripy well they are coming around tommorow so i don't think i will have enough time to get all that done. and the reason we are remortgaging so we can get it done up. lol. We had a problem with credit and this was the only way forward at this time. fingers crossed for me every one please!!!!!

I actually told our valuer what I expected it to be valued at concidering what others had gone for and he said, okay £90,000. But my side of the street is a sellers market. Full sun from 8am to 8pm. Huge garden with gate onto football pitch. Four car driveway and of course the huge selling point. A built in child's play structure with log finish cabin, a slide and cargo net.

that sounds lovely flip, i don't expect to get £150.000 for it i just want it valued at £80.000 or above. where do you live flip?

Soulfly don't worry about doing repairs if they are comming tomorrow, just give it a good clean up, leave the rooms as empty as possible by hiding laundry, toys, books or whatever you have around in the wardrobes or even in the car. Just try to make it look big and specially clean, it will get you a better valuation. Best of luck

Thank you chandra, i am so annoyed at dh i still have lodes to do and he didn't help me much at all, so all tonight i have to tidy and clean most of the house still. GRRrrr

i live in ashford in kent. the south east is quite highly priced i think, but even so. right i am off to clean and tidy and will be back abit later i hope.

we've just remortgaged with Coventry B/s (5.99% flexi capped for 5 years) and the surveyor measured each room and had a general look at the condition of the house, went into the garden to look at the roof, into the loft, did a damp test, looked at the boiler etc. - very comprehsive I thought considering we were applying for about 30% ltv. Last time we moved mortgage the valuer came went straight outside commented that we were in close proximity to the airport but noted that we weren't on the flight path and buggered off..

so it depends on the valuer then i guess. Just found out that they are not coming until 3pm so i don't have to dart around like a blue a* fly all night and do my house as i'll have plently of time in the morning and added bonus that both kids are at school and nursery for the whole day.

just to update everyone, our house has gone up by £30.000 in two years it was £60.000 and now its £90.000!! well happy with that.
