Estate agents grrrr. What would make selling your house easier?

We are starting an Estate Agency specialising in family homes. We are aware that agents generally have a pretty poor reputation and we aim to change people's perceptions - (at least locally).

What in your opinion would attract you to selling your home through a paticular agent?

We have lots and lots of good ideas about how to make it a good, honest, friendly service, but your feedback would be very gratefully recieved.

Honesty in selling - depends. Don't want the agent to downplay my house, but no point failing to mention someting that would rule people out straightaway. My last house was in a popular area but it was an ex-council estate which some people are sniffy about. So I wanted them to be clear about location - it was both a draw and a drawback, IYKWIM.

Always photo's of at least the kitchen, livingroom and 2 bedrooms(if there are 2 or more bedrooms of course), plus the garden if there is one.

I'd strike a house off my list if it didn't have photo's I'd like to have an idea of what it looks like first.

another one who hated my long contract which we had to buy our way out of after the sale fell through. I reckon if they can't sell a house in 6 weeks then yiou should be ab;e to move agencies

Also, please employ some intelligent people who tell the truth

I hated the time wasting - they would send me every single thing they had in my prioce range wherever it was ot whatever it was - very annoying.
