cheap / nice(ish) areas to live in North(ish) London?

Dp, dd and I are currently in a two-bedroomed flat in SE London and as his job may change in the next few months, we'd like to move closer to where he'll be working which is close to Tottenham. At the moment we're in a council flat with no hope of a transfer (waiting list for couples with 1 child is up to 7 years) and we don't have a massive income. But we're desperate to get out of the flat. Does anyone have any ideas of areas we might look at? I've vaguely searched for prices in St. Albans and around there and they are almost double our current rental for the same kind of flat. Am I just dreaming that we might find somewhere to live that we can afford and isn't too awful? We don't mind being a fair way out of London itself so long as we can get in reasonably easily by train. Not a native Londoner though I've been here 12 years and don't know the North side at all.

I live near St Albans - you'll find some parts of Watford and Borehamwood are some of the more affordable places near here. And easy to get in to London.

I used to live and work in Tottenham, which was cheap, but not that nice!(Althogh some bits of Wood Green/Bounds Green were nice enough, quite leafy and avenue-like, if you like that sort of thing). Alot of the people I worked with lived in Cheshunt or Broxbourne. Very easy commute and nice houses, reasonabley priced though getting increasingly expensive.

LHP, I haven't found Tottenham prices particularly cheap from what I've seen so far, nor Wood Green. I'll check out Cheshunt and Broxbourne. And thanks Janstar I'll also look out for Watford and Boreham wood.

You'll need to talk specifics, really, iif you want more useful info. What's your budget? Are you aiming to buy or rent? Are you after house or flat? How big? What transport links are important to you?

Ok, more specifically, we're low budget, ideally we can stretch to about £700 a month, renting. We need at least 2 bedrooms. Dp will be working (hopefully!) for a year near Tottenham, then a year near Trent Park. I need to be able to get to Euston but I'm part time so not the same priority. We've been used to a fair bit of travel to work from SE London so that's not the main issue, we just want out of this flat and area and fancied trying North and out of the inner city areas.

ok, have u looked at the welwyn hatfield areas? u may get a house for around £700 a month, welwyn is nicer, hatfield is full of students (not bothered by them too much, but the all night parties are annoying at times). its a bit further out than st albans, but trains run into london 2-4times an hour, into kings x in about 20mins on the fast train.

Have you tried some of the property sites to check on prices may be a good place to start!!

Thanks everyone. I've been trying to find some good property sites. Anyone know of any good ones? I haven't had much luck so far, just been typing in 'rental accommodation, North London' but not come up with much that's given me a real idea yet.

if u are willing to travel just a little bit further out, theres always stevenage, not particularry great, but not bad. fairly cheap for rental. i lived there for a year.

If you are interested in a bit further out I live in Hitchin, and do commute in to london (35 to 40 mins to Kings Cross) which is not too bad as Euston is walking distance from there. It is a nice area and you can get two bed house for just under £700/month. A useful site is local estate agents
Country Properties Letchworth is one station further up line, Stevenage one down (but is a new town so less character)

Near the railway station, in Poets area. I used to work in the BT building right opposite Garrison Court and spent many times when I should have been working staring at it vacantly!
