how much value does a conservatory add to a house.

Just nosey as our neighbours have put their house on the market.
Mirror image of ours, but we remortgaged recently to new cheaper rate and our valuation is £35k less than their sale price.
The conservatory is pretty standard upvc thing, 5.7m x 3.4
Too much time on my hands la di da

They make very little difference to the value of a house - extensions add more. However they can, if done nicely and well, make your house more saleable than another house. If done badly, they can obviously have a negative effect on saleability.

dp was mortified at the difference.
Keeps telling me off for using the dining room as toy room.
Like but our house is not on the market darling...

They may have put in on at 35 grand more hoping someone offers 20 grand less and think they have abargain..when it wasnt worth that much anyway?

crazy time of yr to try and sell esp if you are overpriced
it's 50k more than when bought 2 yrs ago

Maybe they're not that bothered about moving but thought they might if they got a good price, or they're thinking they can reduce it in the New Year when Christmas is over and people start looking again, and can market it as 'reduced for quick sale' so someone thinks they're getting a good deal.

Agree with Hula - it can add saleability rather than ££ value but has to be a decent quality and size in keepign with the house. If they start to encroach on garden space too much they can even be a negative.

I wouldn't pay any more for a house with a conservatory. Agree the £35K is a price bumping measure. Look at www.nethouseprices.com to find out what houses have sold for in your street recently.

I'd be really surprised if a upvc conservatory would add that much value. A really pukka conservatory made properly with triple glasing & full foundations is like a full room extension & would be worth a considerable amount though. Certainly that is the case in SW London
