Which would you go for?

We are house hunting at the moment....

Our choices in our budget so far have been between brand new house, small but perfectly formed or older house needing lots of work

We have found a couple that are in between - probably about 60's I think.

1st one - spacious and nice big garden BUT air ducted heating, would need new bathroom, kitchen, artexing removed and decorated throughout.

2nd one - not quite as spacious, conservatory and not sure on decor as not seen it yet but by details it needs nowhere near as much as the first one.

They are both on same street (which is a nice little estate) so area is not significant.

House 2 is pedestrian only access at front which attracts me due to kiddies.

Ive just had horrible feeling, what if owner of number 1 is mumsnetter and Im slagging off her house....

No mine isnt sold yet - had someone who has seen it twice who is considering an offer apparently but has one more house to see today and I have a viewing at 12.30

I'm afraid I'm rather biased as our last house was of 60s construction and really wasn't that well built (in fact, I would go as far to say that modern construction was far better build - walls on our 60s house were paper thin, there were problems with damp in one of the rooms, lots of things needing doing to it that weren't immediately obvious, etc).

Don't get me wrong, I enjoyed living there, and I miss the space, but I would go for the new build smaller house every single time now after my experiences with the last house.

Georgina , Im the same as you but Im trying to be open minded and compromise but I cant help pining for the little brand new with all shiny fittings house

The lady who saw it yesterday came back tonight and had, get this her 2 sons and their wives and her daughter and her husband with her FFS!!! We didnt all fit in the kitchen - they were here for AGES (is that a good sign?) and went over everything very thoroughly, looked round the area afterwards etc

Update - we are moving into house number 2 next friday I think

Fingers crossed please girls as my buyer is having a slight mortgage glitch but hopefully it will all be fine

Im so excited for my big kitchen, extra space and Harvey's very own bedroom

Yes!! In fact I might start one now........the house is all lovely except DDs room belonged to a boy and DS's belonged to a girl so I need to only decorate their rooms..

Thing is - DS (10 mths) too old for nursery designs and too young for big boy room so dont know what to do for his...

Beccarollover - I'll keep my fingers crossed for you for the house move! For decorating kids bedrooms ideas, I usually borrow a friend's Next and Laura Ashley catalogues and browse the kids bedroom sets featured in there. My MIL often goes to a fabric warehouse where they have discontinued lines and seconds at really reduced prices. I often buy material from there and she makes up curtains, duvets, cushions, bean bag covers etc for me. I think there was a thread recently mentioning good duvet sets for kids in Asda, Tesco and the like, too. My son had a jungle print with brightly coloured animals when he was little and now he has one with lots of different sports featured (Next seconds). HTH tm xx
