I'd trust your instinct on this one and get a few more agents around to see what they offer. I would also ask him for a printout of what you get for your money and compare it with the others.

all you need to know is the commission rate really then try to knock it down .. all estate agents do similar marketing ... I think I got a 1.25% commission on my last sale

I would want a good estate agent in a prime location

TBH if I sold again I'd really consider doing it privately .....

get at least 3 valuations....some estate agents do a 'we selll your house for £999...which could be better value than the commission which is usually around 1.5 - 2.5% of the sale price...dependning on the price of your property....

you dhould not pay extra for it going in the paper etc...

ask for around for word of mouth recommendations...

The commision percentage seems to depend on the location and time of year. (i.e. state of the market). Its always worth getting a few estate agents round.

We are selling DP's flat at the moment, we got four estate agents to quote, and then got the one we prefered to drop to the lowest percentage we were quoted.

All their expenses should be included in the commission and it should be "no sale no fee".

Also be careful, last time I sold a flat they tried to put in that the commision was a percentage of the asking price, not the price that I got for it. (only time I have seen this and struck me as very dodgy). Normally its a percentage of the price it actually sells for.

yes 1% commission is good. That should include all adverts in paper/putting property on rightmove/in window/board outside your house/accompanied viewings/marketing to people on their mailing list. Most agents charge 1.25% and above, so 1%is a good deal but depends on how you found the agent - some of them are dreadfully slimy and difficult to get a rapport with and it's worth remembering that you'll have to deal with them on a potentially day-to-day basis sorting out viewings/offers/progress on the sale.

1% commission is good. Won't necessarily be the best deal though. Get three, compare them, go for the one who gives you the valuation in the middle.

Have recently gone through this hell twice. Most agents throw the whole lot in free in my experience. However some of the ones that regard themselves as posher and do very glossy brochures do charge for this - but if its just your bog standard glossy 2-4 sided bits of A4, don't think you should be charged.

Also you should negotiate with him on his fee - they expect it and have a fee which they really have in mind.

Good luck, I have just swore that I am never moving again.
