Preparing house for viewing

Ive got first viewing on my house tomorrow - the person who is coming is recently divorced woman, not sure if she has any kids - what kind of things can I do to make it attractive to her (bear in bed its 19.10 and a tip and she is coming at 12 noon tomorrow so alot of my time will be tidying/cleaning but thought it would be nice to think of some things that would make things look good and divert from crayon on walls etc!!

Good luck BR, hope the wardrobe is going well. Fling the windows open and get cleaning, the smell should go. I've been told to air the house but shut the windows during a viewing so the house sounds quiet, and put the heating on if it's chilly from being aired, lights on. Definitely no children during viewings if you can help it and always let them enter a room in front of you so you don't block their first view of the room. Keep the doors on the landing shut so they can't see in all the rooms the minute they go up the stairs & lights on during the viewing. Definitely put in a couple of casual comments about eating out in the summer, evening sun, glass of wine etc. Good luck !

i remember at our last viewing there was a towel over the radiator that had just come out of the machine and the whole house smelt of ariel the viewer loved it and even commented .Normally I would have cleared all towels etc but missed one and I think she only noticed the nice smell not the towel.Agree with letting viewers walk round themselves.We are viewing 1 house and 1 bungalow this afternoon so am in the middle of all this too!GOOD LUCK

Agree re leaving them to wonder round after you've shown the rooms - when we viewed this house (last Oct) the first time, just an agent, which was OK. Second time the elderly owner was here. She stayed in the conservatory but agent accompanied us upstairs - felt as if I was being watched in case I stole anything. Still bought the house though - it was tidy and we focused on the fact that it was in a v. nice area and handy for station/shops/nursery/our friends. So as long as it's tidy so they can imagine their furniture in the rooms think they will be focusing on all the other significant factors. When we saw messy houses it was really offputting, couldn't focus on the house, too distracting thinking 'God, couldn't they even be bothered to take their undies off the radiator?'. Breathed a sigh of relief when we sold ours, could leave the (clean) drying up on the draining board instead of having to put it away!

LOL @ bluesky hiding the clutter in her car. I would need a very large van.

Prob too late for you now becca but hope your windows are clean. Mine usually aren't and the transformation when they are is stunning.

The NE is still booming for house sales though, isn't it? Bet it'll be snapped up. Good luck!

Yeah NE market is still booming (dont I know it cant berluddy BELIEVE how much mine is up for!!) SO not worth it lol

SHIT - just sat down after morning long cleaning frenzy and my windows arent very clean - my window cleaner has gone missing and i havent done them inside for a week or two - bum - oh well nothing I can do now!!

She came with her Mum

I think she liked it although they didnt stay long and didnt say much.

I heard them discussing where her sofas would go ad talking about how safe it was and the garden was big enough to be nice to play in but small enough for her to deal with.

I think its quite promising as she has a 5 year old DD so hopefully megs bedroom will have attracted and I really sold the fact that its a really lovely street for kids and there are 5 girls under 6 who all play together and go to the same school as her DD.

Coddy, no, no didn't mean that at all! Your posts are always to the point.

Just meant not too much talking, we've been to view houses where the owners just won't shut up and you come out and can hardly remember anything about the house.

Sounds promising though BR, keep us posted!

going through this at minute, have de cluttered seriously, looks like we have already gone!
Viewings not due til next week, am bust painting all the last bits of white woodwork, have redone entire house, so keen to move am I!!!
