Anyone live in an area designated as "severe risk" of flooding?

Dunno about here, but in the States, it means you'd be very, very hard pressed to find anyone to insure you at all.

And then if you did it would be subject to so many terms and conditions and so expensive it's not true.

Don't think I'd EVER live in an area like that, no matter how much I loved the house.

Have been in places that were severely flooded by storms and the hassle, lingering smell, subsequent mould/damp, etc. NOT worth it.

We decided not to buy a house which was in a 'high risk ' of flooding area. Think you may pay higher premiums but we were mainly put off by feeling worried every time it rained that house might flood!

Damn. The environmental study on our new house shows it is an area designated at high risk of flooding, although The last time (as far as I can see) there was flooding in the area was 1968.

I have friends who used to live in such an area. Their insurance was more expensive - not lots more iirc but more all the same

Personally, if it hasn't flooded for nearly 40 years I don't think I'd be too worried

have you checked on the environment agency flood wesbite? you can put in your postcode and it shows the extent of the flood risk

we are not a severe risk but are fairly close to the Thames. It's never been a problem for us re insurance.
