advice needed re selling house - carpets or not?

selling an empty house. The carpets are in a bad way. Two choices. Rip them up and expose the floor boards. Or leave the dirty ones there. What would you do? Estate Agents have offered conflicting advice

Can they be cleaned up at all ? I've heard that those Rug Doctor things you can hire from Homebase etc give pretty good results.

rip up and put cheaper light colour carpet down, You will reap the benefit in the end and possibly get you a quicker sale saving you another months mortgage payment.

bigandstrong · 23/09/2006 17:57

bit worried what state the floorboards will be in tbh...

NomDePlume · 23/09/2006 17:57

I'd deffo pull them up in that case. Minging carpet doesn't just look bad, if often smells pretty grim too.

bigandstrong · 23/09/2006 17:58

how much to carpet an entire 3 bed house (and lino in kitchen adn bathroom)?

SpaceCadet · 23/09/2006 17:59

if you can afford it, take them up and replace with cheap, neutral coloured carpet, will enhance the look of the house no end.

zippitippitoes · 23/09/2006 17:59

if you're worried about the state of the floorboards then the prospective purchasers will be too ..not much can be wrong with them except a bit of worm which will be no big deal...it will present better without dirty carpets

TenaLady · 23/09/2006 17:59

Put new carpet down over the old if you can.

NomDePlume · 23/09/2006 18:00

We had a big hair dye stain on our old bedroom carpet and decided to replace it for selling. We just bought a cheap (and I mean cheap, it cost us £120 for a 12x13ft room including fitting). Thankfully our underlay/gripper rods etc were in good nick. The carpet was neutral and clean, it deffo helped sell the house.

zippitippitoes · 23/09/2006 18:01

we have cheap foam backed carpet in our bedrooms, beige cost about 120 each room fitted..I reckon if you go to a warehouse you shpould get it done for about 1200 or less

LIZS · 23/09/2006 18:47

Is the house in need of redecoration or modernisation. If so any potential buyers will see beyond nasty carpets as new ones might get spoiled in the process. If not new carpet may just make the walls and paintwork look dirty and emphasise the need to decorate. Can you take one of the worst up and see how the floorboards look ?

bigandstrong · 23/09/2006 18:51

House is newly decorated. Have decided now that the carpets cannot stay. Will rip out old ones (easier said than done...) and see what it all looks like thne. But I suspect we will have to replace the lot. more money we dont have.....

OP posts:
zippitippitoes · 23/09/2006 18:51

if newly decorated definitely put in cheap carpets

LIZS · 23/09/2006 18:54

New carpets (perhaps with sanded boards in one or two rooms downstairs and vinyl in bathrooms and kitchen) then I think.

bigandstrong · 23/09/2006 18:56

new carpets it is then . Not got long to do this. Going on market this week. Need to move fast. thanks for all your advice. Much appreicated

Definitely new carpet, you notice the flooring more in an empty house as there isn't any furniture to draw the eye away from it. We've just new carpet in a lot of the rooms that are also newly painted and it is amazing how much it improves them compared to the rubbish that was there before.

bigandstrong · 23/09/2006 19:04

rough idea of price kitty??

OP posts:
Kittypickle · 23/09/2006 19:06

We did bedroom 12 x 10, bedroom 16 x 10, hall, stairs & landing (not huge), reception room 13 x 10 for £715 including fitting, but paid an extra £100 to take the old one away. I think he said it was £7.95 per square meter including fitting.

crunchie · 23/09/2006 19:19

carpetright rollstock This is stuff that you can buy and go (speed being of the essence) and is cheap as you will get. Since it will be new you don't need to worry about quality

UrsulatheSeaWitch · 23/09/2006 19:22

Our local paper has ads in offering to carpet an entire house for about £50! (not really but still bloody cheap - £250 maybe?)

bigandstrong · 23/09/2006 19:58

That's v helpful thanks.

Smurfgirl · 23/09/2006 20:30

We have dirt cheap carpet right stuff in most of our rooms (livin room/diner, master bedroom, hall+stairs) it cos us £900 and its actually not too bad quality! But we paid for underlay, they have stuff you can put down without underlay which would be cheaper.
