hypothetical underhand house selling possibility?

Situation being
our flat is for sale
so is a neighbours similar one, but his is smaller and not as done up as ours we have new kitchen bath and dble glazing, carpet etc...
We get viewers who also see his flat and they mention the price difference (its about £15K)
Should I mention he is desperate to move as he lives next door to the junkie with Tourettes who shouts all night and has baths and dodgy mates.
Or what that be really nasty?
I don't think we should mention it but DH says... fair play and the buyers deserve to know the truth . Trust me anyone who moved in would soon be VERY angry. I think mention of drugs would sent people running from ours and his palce!!!
We're right down the other end of the row so have nice neighbours.
If this doesn't make sense sorry!
I don't care if no one replies BTW I'm too thick skinned to mind

Um - think you could mention it, kb - so long as it's gospel and not slander or libel or whatever it is. Something along the lines of "well, yes, his is cheaper, you could buy his, but how do you feel about living next door to a junkie?"

Is there someone the other side of the junkie-with-Tourette's that you could refer them to for confirmation? How far is the junkie's from yours?

Or else you could just wait until someone has bought the cheaper one and then it won't come up any more.

well the tourettes isn't the problem mostly as he has meds for that but then he takes heroin etc and goes mental for a while... Yes there is a neighbour on one side who is also going nuts about the "drug den" and it is under police surveillance too...

Not sure you would do yourselves any favours by mentioning it as it would reflect on the overall neighbourhood as much as that flat in particular. If the other vendor got feedback about any unsolicited comments about neighbours it could turn rather nasty. When people comment on the price difference keep to the facts - size, your efforts on modernising and decor etc -unless they specifically ask and then talk about how nice your neighbours are rather than running his down.

no the neighbour hood is unimpeachable it is prime location in idyllic village in Hampshire, the guy lives in a flat owned by his rich daddy..
I'm with you Liz actaully, prefer to up how nice ours is rather than slate theirs!
Estate agent knows exactly why other guy is selling but will not get his commission if he mentions it!
It's the same agent annoyingly - we will change next month I think!

Definetly dont mention it as it doesnt look good for your neighbourhood either IMO, good luck though.

If people ask directly about the price difference, as well as pointing out everything that's better about your place, you could say you understand the other vendor needs to move urgently ? and leave it to the buyers to ask him why. When someone gets to the point of instructing solicitors, there's a sellers pack in which people have to disclose any complaints they've made about neighbours. If they don't answer honestly they could be in trouble. But that doesn't help initially when you want someone to make an offer on your place, not his. Good luck!

I would be tempted to just point out the plusses about your flat, rather than the minuses to his. If that doesn't seem to swing them, just say that he has gone for a low price because he needs a very quick sale. Do you know that he hasn't had a new kitchen, etc.?? Size can make a huge difference to the price, so this would probably be the best angle to plug.

My dh thinks that if anyone asks you should recommend that they go and have a look at the other property to understand the £15k difference, you never know they may hear the Tourette's man in full flow and therefore their question will be answered!

We sold our house at the same time as next door but one for a lot more money. Ours was nicer and therefore sold quicker too.

I agree just to say you know he needs to move quickly and leave it at that.
