preparing the house for viewings - can't be arsed!!!

it's only the third one and i've already got viewing fatigue. putting toys away, hiding the clutter, cleaning the bathrooms and kitchen, opening all the windows, making all the surfaces sparkly.

yawn.

does anyone manage to do it properly beyond the first viewing i wonder? (first time i had 3 lots of fresh flowers and banished dh and ds to starbucks)...

Tutter. One across the road here which has been on market for well over a year has just SSTC. Still not back on Right Move - some sort of technical glitch apparently No feedback from Wednesday yet and another viewing tomorrow.

I think most people can see through a bit of clutter.

We were looking at show homes a few months ago & all I could think of was what wonders knocking the odd wall down would do! Some of the furniture was nice but some was hideous, but whatever it was it didn't hide the fact that the actual houses weren't actually that nice.

any news Tutter ? Man from Saturday quite interested in ours but would only think about offering about 20k less than new asking price (already 10k less than originally) to allow for kitchen needing redoing (agent agrees this is already reflected in asking price anyway).

Had a call last night at 5.20 telling me had an appointment for couple to view at 6 - er, no have kids tea to get etc, too short notice so arrange for agent to bring them at 10 while I'm out for the morning. Spend evening tidying and rush around this morning before school run shining etc.

Get home at lunchtime to message timed just after 10 to say couple cancelled as drove past last night and decided too close to railway station. Perhaps he didn't know until this morning so it would have made no difference had he told me earlier but a) we are near the railway line but not station, which suggests he hasn't a clue where our house is and b) he rang when he knew I would be out and I had no missed mobile calls. Should I be cross ?

Got 2 more viewings lined up for tomorrow anyway.

9.30 one this morning cancelled as child was sick but now have another at 1 ! Don't seem to have much luck actually getting people in the door atm !

I put ours (Hotel/House) on a couple of free websites and sold it to the first viewer. To be honest we've just been sat here waiting for it all to fall through and resigned ourselves to dividing the house and staying as we've never had a straightforward sale before. But we had a call from the solicitor saying everything was going ahead!!

It was nice to not have Estate agent fees. Just stressing now as we need to find another home/business!!

Well the couple who have come so far, he liked the space on offer and she the garden but they seemed to have other reservations - perhaps noise (a Police helicoptor seems to be out low today typical), maybe the windows and kitchen which need renovating ? They are "serial" viewers and are looking at several today as they don't live locally .

well, my update is... we have accepted an asking price offer [overexcited emoticon]. they are expecting their first baby and are ridiculously eager to get in quickly - a condition of purchase was a 4 week turnaround . we shall see what transpires...

2nd lot on Saturday haven't sold yet but seemed to like the house. Others have yet to rearrange. More coming tomorrow and had to remind the EA (when he rang to postpone it) that he should be planning the appointments at our convenience not just because the viewers want to coordinate more than one viewing and other people can't do so. I can and have been, fairly flexible but there are limits.

God I'm so . Had 2 appointments today , one the woman, Mrs R, from last weekend whose child was sick who rearranged to come at 1pm and another couple via a different branch who called yesterday afternoon due at 1.30. Spent morning cleaning and tidying etc, but I got a call about 10 cancelling the 1.30 as they 'd changed their minds. 1pm comes and goes, no Mrs R arrives, so at 1.30 call EA who have no record of any appointments today, just her previous cancelled one from last weekend, and the person who had arranged it with me (the only one of the shisters there we felt we could even begin to trust) is tied up with something and will have to call back. 1/2 hour later still heard nothing,so we're hardly top priority are we ? Whatever the excuse this time I either lose credibility in Mrs R as a serious buyer or the EA or both.

ooh sorry liz. isn't it frustrating? really hope your agents and viewers get their arses in gear soon.
