URGENT Help! Have been outbid on a house we put an offer on. Strategic advice anyone?

Offer put in last week and accepted (but house still to be marketed. Not confirmed in writing to us, ony over the phone)

Rang now to update vendor's agent of our situation - our purchaser has had survey done on my house, to be told on phone that vendor has accpeted a higher offer.

Accept this is business but am pissed off not told about this.

However, what do we do now? Don't want to get into gazumping situation, no other houses available that are suitable/we like. Help please.

Oh well, so much for being cool. Upped our offer to over 3k more than other offer on basis stop marketing it. Agent said would put a Sold board up. Then said, doesn't think others will offer more. Grrr! But hope it stops future stress.

But if you get the home you want there is no point thinking about whether you could have got it for a few quid less.

remember you can potentially renegotiate price after survey - put offer in writing to agents 'subject to contract and survey' and ask for offer accepted in writing

Shrub, is offer accepted in writing actually worth anything? I thought they could still back out for no reason whatsoever till contracts were exchanged?

Bummer. Sounds like the agent is playing one off against the other. Bet they told them your offer too How have they left it , are they considering sealed bids ?

Yes, agent has told them ours and then told us theirs - which is wrong, I believe. Spoke to my agent who is going to draft a letter for us to cut and paste and give to vendor directly to tell of our position. Hopes it will help. Vendors agent has told us to put full and final offer in buy 17:30 tonight - but I though we had yesterday! Am inclined to not go higher, am getting bad taste in my mouth. Also, have seen immacualte house nearby which, although more expensive, doesn't need doing up - since wanted to borrow extra anyway, wouldn't work out a great deal more.

Vendor's agent said they had offered 1k more than us then come back upping that by another 2k (ie 3k more than us). That is now over teh initial asking price it was on with another agent (and didn't sell!) Feel it's getting a bit barmy now, don't want to play.

Thanks all. Vendor's have gone with other purchaser. Don't feel too bad since if kept offering more it starts becoming overpriced when consider what needs spending on it. Am doing sums re other house - know we can borrow more but partner wants to overpay on mortgage which becomes difficult if borrow more. Sress or what. Dinner out tonight with my 9 year old - us time. Am sure I can have one beer - and more when I get home!

The other house is a detached - NO neighbours! But someone onto 2nd viewing already so not building hopes up.
