Found a house - please help Rhubs decide!

Need input on this.
Good sides are;
2 double bedrooms, large front garden, school stone's throw and it has places, small rural location but 10mins from Carlisle, 10 mins from place of work for me, private nursery across the road (don't know about places though), pub round the corner that serves food (baby alarm distance!), open fire in living room, double glazed.
Bad points;
no central heating (heating is leccy storage heaters and leccy for hot water, NOT economy 7), council tax band C works out at another £120pcm, school has no after/before school clubs, that is arranged by nursery which is private and will be expensive, no shops in walking distance, quiet village not much going on, was badly flooded last year and although the risk is very low it means our contents insurance would be high.

So the biggest drawback is NO central heating, NO economy 7 so it'll cost a fortune to heat. The open fire is just that, it isn't a wood burner or anything. The rent is £400pcm, but add to that the council tax and the leccy bills. I've phoned and put these points to the agents and asked if the landlord will drop the rent by £50pcm as we are ready to move in and we know the house has been on the market since Feb.

It's a lovely little house though and the location is perfect. I need to know just how expensive the leccy bill will be. Our winters in France were very cold, -10 on days, but not damp. We had leccy storage heaters and single glazing and it was a nightmare in winter, but at least this house is double glazed. And it's mid-terrace so possibly not as cold as an end terrace?

Honest, honest advice and opinions needed please!

And I am still having a mare here and I miss regular internet access, I feel helpless and frustrated and I miss the support of MN!

Hi you, called you last night early night!!! Remember our terraced we did not have central heating and to be honest I did not really miss it, you know I don't like being cold. You can get some really economical electric heaters now, if heating is the only set back then go for it. I like the sound of the one in Dumfries I may consider that for myself then I will be nearer to you and away from here. Will ring you tonight, but there seems to be alot of options open to you. xxx

how inconvenient, irritating and annoying would that be?

It's got a back boiler, would that heat the water then?

Twigs - we spoke to the lady in the pub and she said it was an exceptional year, it might happen once every 20 years, it wasn't considered a high risk area and now all the buildings have flood defences so we should be ok, only planning to rent for a year or so!

rhubarb-the back boiler behind the fire will heat your water, when you have a fire going you will have loads of lovely hot water!

Good luck Rhubarb - as you say, what happened around Carlisle with the floods was really exceptional. Given up on Wigton for now have you?

Wigton is lovely, but it's on the wrong side of the city and there is only one main road in and out of Carlisle, so to get to the North of the city from the South during rush hour could be a nightmare - the petrol saved could pay for our electricity bills!

Just had a look on upmystreet at the area and the school and all looks good!

Soz Custy mate! I did search to see if you had done one before I started this but I couldn't see anything!

They dropped the rent by £25pcm so we are going for it!

Brilliant - good negotiating - at least it's a drop and you can save it all somewhere for the bills (the kind of thing I'd say I'd do but would actually never see it again...). When do you move in?

Be careful with the heating and HW from the start and it shouldn't be too bad.
