Can't afford Brighton, what are Peacehaven/Newhaven like?

I want to move back down South to my home town of Brighton but have been shocked by the soar in house prices there. Having looked online we can only afford a big enough place in Peacehaven / Newhaven / Saltdean etc. I don't really now theses areas. Anyone live there? Just want good schools and fresh air for my three little'uns.

Thats really helpful, thanks for taking the time to do that. At the moment we are only thinking of primary schools. We live in london atm and the secondary school situation is no better here so we'll deal with that one in a few years. I'll get back to Rightmove now!!!

Sory I missed this poppy.

Right primary schools.
Ds1 and Ds2 go to seaford primary (yr2 and reception)which if I'm honest with you didn't have the best ofted report of the schools here. But when we came to visit it was by far the nicest.
really relaxed, and open, teachers are lovely and the kids all seem to love teh school. The PTA have done amazing thing ssince we've been here (we only moved here in Jan, from surrey).

shit....look atthe time....school run!!

Ok...contiued..

some of the school are over subscribed (or where when we moved), some in all years some in a few years.
We were able to get Ds1+2 into school together, which Ithought was important for them after moving so far.
I really couldn't be more pleased with the school. Since we choose the school (which was ages before we moved in Jan) it has won afew awards and I imagine it has would have a better ofted report now than it did a yr or 2 ago. The headteacher really knows his stuff and isn't one of those intimidating ones you sometimes come across( like we had at our last school).

there are lots a of parent and toddler groups (not sure if you have little ones too) and although the highstreet isn't fantastic it has enough so that you don't have to constantly be going back and forth to Brigton or Eastbourne.

As I've said we've only lived here since january so I don't know tonnes about the place but if tehre anything you want to know I'll do the best I can.

We live about a mile from the beach and the best thing we ever did was moving here...

That's actually REALLY REALLY helpful, thank you! I had read the OFSTED reports for Seaford Primary and Chyngton Primary. I figured Chyngton was probably very oversubscribed but was happy with both reports. Seaford Primary looks about the same standard as the school my son is soon to start in London.

We are going to come down and have a look around sometime soo to get a better feel for the place. My main worry would be getting a school place for my son mid year, I'm not sure what you do if they are full, just travel to another one I guess.

we moved mid school year.....Ds1 was in yr2 and left is old school at xmas starting at seaford primary after the holidays.
Ds2 would have started school in the Jan at our old school so it was just as usual for him.

They all start at the same time in reception here so he satrted mid year too really...just not for him.

Hi, I just wanted to say a huge thank you to everyone on this forum. As it was this very forum how myself and my husband found our dream place to live. We moved here in September 2019 after finally selling our house in London. Seaford is a wonderful place to live. Safe, friendly, beautiful walks, lovely beach and Brighton is a 20min drive. I could go on. To anyone thinking about moving to thisarea I would avoid the surrounding areas such as Newhaven, Peacehaven, Eastbourne. They are real dross areas. Anyhoo thank you again.

Dross? Right, so you think there are no nice areas around Newhaven, Peacehaven or Eastbourne?
Newhaven Town isn't that great, but that's only a small part of it, there are plenty of lovely villages around.
Peacehaven is not great on the A259, but once you go up around the back its pretty nice.
Eastbourne is ok, but I dont know it as well

Yes dross! Eastbourne is dull and full of drug addicts. Town centre is depressing but has a good choice of shops. Yes if you go further out of Newhaven towards Kingston there is few nice houses but it's still not a place I would like to live. Peacehaven is ok, slightly better than Newhaven but they both have problems with crime etc, and that is coming from people who live there. And another bit of advice is the Estate Agents like to over-value properties so do your research.

Well as I have lived in Sussex all my life, East & West, and currently live outside Newhaven, for the last 13 years, then I'd say I know the area pretty well

I'm surprised you think that Seaford is all that, its no better than the back of Peacehaven or outer Newhaven. Sure the secondary schools are better, but surely you should have gone to Lewes if you wanted class

Lewes is way too busy and overrated! Just like Brighton it's nice to visit for day but that's about it. I work in Newhaven and often travel into Peacehaven and do not like it one bit. I'm just giving you my honest opinion that's all. Seaford isn't perfect but it's definately the best out of this bad bunch.
