Can anyone tell me the difference between a survey and a homebuyers report?We are having one Tuesday and are panicking a bit because there are a few rickety bits in our house but we cant afford to drop the price further as houses have gone up 25000+ since we first marketed ours.HELP

Which type of survey are you having? The basic surey or the homebuyer's report? The homebuyer's is a bit more thorough... but a lot depends on what kind of "rickety" problems your house has.

We are having a homebuyers.Some of the sash windows need repair,some are ok.The floors are a bit up and down but v.solid it is a very old building.

That doesn't sound bad. We found that the basic survey is mostly about giving the building society assurance that the property is a good security for the loan. I think a homebuyer's survey will go into more detail for the buyer, but even a basic survey will pick up if windows are in some disrepair or the floors slope funny, anyway.

I'd only be really worried if you had a major problem, like leaking roof or subsidence.

I've been looking elsewhere, because we need to make a decision ourselves about what kind of survey to go for! Anyway, the homebuyer's is usually described as gives an honest opinion about whether a property is roughly worth the suggested purchase price, and looks for visible defects, but won't do any testing of anything, or looking under floorboards, which a structural survey would do. I'm not sure if homebuyer's is that much better than a basic survey.

We've just had a homebuyers survey done on the property we were going to buy (pulled out 10 mins ago 'cos they were peeing around)
The survey was quite thorough - he'd tested that cupboard doors opened and shut properly, that all taps worked etc. They also pointed out cracks in plasterwork. But eveything they said was minor stuff which we wouldn't have dreamed of asking for discounts for as we would have put it right when we first decorated. I would say that in an old building buyers should expect some wear and tear on things like windows so you should be fine

3 types
building Society Survey - will the house fall down before you have paid off the mortgage - nothing else matters
HomeBuyers Survey - bit more Expensive but suggests the jobs that might need doing - but very little comeback if anything is majorly wrong
Full Structural Survey - Costs a packet but lots of protection
As a seller hope for the first
As a buyer always have 3rd unless a brand new house

we had homebuyers - tells you what, if you have half a brain, you already know - but puts it in writing anyway.

We had a 'valuation report for mortgage purposes', (which I assume is the most basic survey?) done on a house we are buying. It was extremely detailed though, and the surveyor requested further surveys/reports to be carried out by registered damp/timber firms, and arboriculturalists. Thankfully, the house cleared everything, but just goes to show how detailed even the most basic survey can become!
