MOVING HOUSE - Costs?

Hello there - just after a bit of advice! I am six weeks pg and we are looking to buy our first home - hoping to move by September. I can't face moving ourselves again although I am happy to pack. How much would it cost for a small removal firm to just come and move our stuff? We are 3 bed semi with garage - average amount of things!!! Any ball park figure would be appreciated as we are trying to work out our budget.

Also, approx fees to spend on solicitor when buying home?

Would be so grateful for any possible amounts!!!

I got a quote for a 3 bed house, with average amount of stuff and it was £500 with us packing

I've just yesterday booked my removal men. I'm a 3-bedroom semi too. Am paying £600 and only moving 6 miles.

Solicitor has cost £3,000, but that includes £2,500 stamp duty.

Oh and the building society survey cost £400, just for some bloke to walk around the outside of the house and write a 2 line letter saying 'yes, it is worth the amount we are lending'.

DH has come to conclusion that anything to do with house buying is riddled with racketeers. And don't get me started on estate agents [grinding back teeth emoticon]

Thank you so much for the advice. We feel a little naive being first-time buyers. We have decided to try and stick under the stamp duty limit so as not to push ourselves. Is that £125,000 now?

stamp duty limit is £125000, obviously depends on where you live as to what you can afford for that. would allow approx £650 for solicitors costs, again depending on where you want to move to and how far would allow up to £1000 for moving costs, survey costs can differ according to what kind of survey you are having. If you're buying a new house then basic survey is adequate and will cost you approx £400, if you're buying a house that's older than 20 years you should get a home buyers report which will cost approx £700, if house is ancient then full structural survey will cost over £1000. Then you also need to pay a search fee for the solicitor to do a land registry search, that's about £100 or so, mortgage application fees which are usually about £200

oh yeh and several hundred pounds to pay for the bottles of wine you'll be drinking during the time to help you combat the stress of moving house, lol.

I'm moving a fortnight today. Can't wait to get it over with. Will be living on beans and toast and gruel for next 10 years of course due to expense of buying new house Sad

Nightmare, eh? Mind you, the beans will taste all the better as you sit in your gorgeous new abode!!!

I am totally panicing. We were looking to buy this summer but now we have an extra reason, it seems that we are now pressured! Argh!

OOOh mazza - don't let anyone pressure you. Any sign you want to move quick and solicitors, estate agents, sellers, everyone will be after your money. You dont want to appear to be an easy target. Dont let them smell your fear!!!

I would advise you to get several quotes and beware of those that keep their fees low and charge for extras I work for solicitors and we don't charge for things like sdlt forms, we also keep search fee down by getting a conveyancing pack rather than individual searches. some solicitors charge way over the odds for CHAPS charges too someone I quoted was quoted £39 for one by someone else Shock
