We have all the money in order so thats not an issue.

Saw a house today that we like a lot, where do we go from here?

I know its a stupid question but...

umm.. ask your estate agent? You need a solicitor as a first port of call. They do the work.

make an offer on the property via the agent selling it. Then get yourself a conveyancing solicitor

Yes I am in Hull, and a first time buyer!

I know its a stupid question, but well, I have always rented.

The house we like is having a second viewing though, which makes me very nervous.

As a first time buyer with their finances in order you will be a favourable buyer (as you can prob move quickly), so I wouldn;t be too concerned about the second viewing. Don't let it panic you into making an offer before you're sure it's what you want.

Speak to estate agent with an offer if 100% sure(state what you expect to be included ie carpet, curtaisn , appliances). If not 100 % sure arrange another viewing, at a different time of day, and prepare some pertinent questions about the property and area. If they accept your first offer, get a solicitor/conveyancer on board asap and arrange a survey (even if you have no mortgage to get approved) to ensure you are aware of any potential maintenance issues and the financial soundness of your purchase. If they don't accept your offer you can review it or walk away. Not being dependent on a mortgage offer should work to your advantage, do you have any properties to sell to finance this or is it a genuine cash purchase ?

If you still like it after the second viewing, you can put in an offer subject to survey and then get a Conveyancing Solicitor to deal with the rest.
Have look in the Hull Yellow pages there are loads in there.

It is a cash purchase (is actually mostly cash, we are using some inheritance), thing is around this area 99% of buyers are first time, and there are LOADS of people buying houses for thier kids so I suspect that the other buyer will be in the same position. Hmm.

I know I shouldn't panic into an offer (we had decided to already) but there are just no properties around here v.stressful.

well, in that case, if you want it then you need to get moving. Make the offer, get it accepted by the vendor (seller) and contact a solicitor. Then 'phone the estate agent selling the property you want to buy and tell them your solicitors details. The Agent and the solicitors will then discuss/continue the purchase directly. You will need to arrange a survey asap though, too.
