OUr house has been on the market since November and I'm now getting really stressed out by it all and wondering if it's all worth it. We had 2 viewings between then and Xmas and have had 3 since last Friday and it's hit me now that we might actually have to move. The thought of packing and unpacking our tonnes of junk scares me.
We had an offer this morning at 5k under asking price that we refused but I'm wondering now if we should have just accepted it and stopped the stress! They might still come back to us and I know they really liked it plus they are chain free so should we have agreed?
And there are no houses that we like to move to!!!

Anybody in or been in this position welcome to rant with me

We've got a viewing tomorrow (wanted to come yesterday !) and not even approved the particualrs yet ! Not overly hopeful as there are doubts about the size of the 2 smaller bedrooms already.

Good luck, Liz. Don't forget that every house has it's compromises (unless you build it yourself), so dinky bedroom may not kill a sale

we're still waiting to find out if our 'buyer's' offer still stands (they made it 4 days ago). We're completely up in the air atm, so near, yet so far...

Fingers crossed for you NDP. Although it is a buyers market ATM you should only be expected to reduce the asking price by £5K if your buyer is in a position to proceed i.e. they have sold their own property or are not in a chain. I would also make it clear to your agent that as you are willing to accept an offer below the asking price that you will not negotiate any further i.e. if a survey finds any faults

Well while I was doing the carpets , agent rang with another viewer wanting to come now. Unfortunately as I was in the middle of washing the carpets have to put off so now Thursday instead. How flexible have you been with viewings ?

I had a phone call from our agent to ask if somebody could view the house...now!! They were in a house across the road and wanted to look round. I sstupidly said yes even though the house was a bit untidy and dd was asleep on the lounge floor. They've been ok about booking times etc but have only done 1 viewing themselves.

On a more positive note we have just had an offer that we accpeted! Previous offer was upped by 2k, which we accepted as they are on no chain.
Was trying to get dd to dance round the hall with me but she was having none of it!
Now hte hard work beings- finding something dh and I agree on!

Also, what are everybody's thoughts on new modern houses (I.e. less than 5 years old). There are loads round here but I@m not convinced by them as they seem to be a bit boxy and overlooked.

Liz - I've been very flexible with viewings, some people have been looking around just 30 mins after the call came in from the agent. Mainly because the market is crappola so I've had to be super-organised and accommodating where viewings are concerned, in order to stand the best chance.

Hayls, I'm selling a house that is 8 years old. It's on an estate, but it isn't over-looked (no more than a normal house in a normal street would be). Mainly because we are on the outer edge of the estate so our houses were built last, the developers must have found that they had more space than they thought left over and so gave us bigger plots (lucky us). I don't think that all modern houses are boxy & poky, mine isn't, we have 4 double bedrooms and a quirky (but still very usable) shaped kitchen. It is possible for new houses to have a bit of personality, you just have to go for the right builder/developer.

Thanks NdP. We aren't overlooked at all atm as our garden backs on to the school playing field so any houses nearby at all would seem really weird to us. We have seen some new ones that sound amazing but when we get there it's just a house the same size as ours but with LOTS of small rooms. OR houses descirbed as detached and there are 3 inches between houses on either side.
At this rate we will probably have to leave the area I love to get something we both like. NOt too far though!

Pleased for yu Hayls /. I might have let this mornings people come round had I not been in the midst of cleaning. We are getting more organised and will make an effort to keep it so that a quick tidy and wipe would suffice if needs be but I can't stop the kids getting toys out altogether. Tomorrow's viewing is at 6 which is a horrid time for us but he wanted to come after work.

DH thought it was hilarious during the month and a half the house was on the market, he thought I was like Hyacthinc Bucket. I had a routine i had to do before viewings managed to get it down to 1/2 an hour., it onvolved thingslike drying up puddles in the porch and putting down rugs to cover the stains .

I did do the total house doctor thing, as the flat was very small and dark and didn't have much going for it, I even had the kids room done as a double bed guest room, with little evidence of kids as the flat wasn't going to appeal to families anyway. I was very strict about clutter and no smelly food (we went to MIL for a fry up .
