Help! Am about to phone the estate agents and put in an offer of 122k for the house we have seen. Bearing in mind she told me this morning to start at 132k and work upwards I'm feeling really scared. I can't email them really for something so important can I?

Don't be scared - the worst they can do is not accept the offer, but it won't be the estate agents who do that, it will be the vendor.

Go on, be brave - what have you got to lose?

And don't let them talk you out of the offer before they have presented it to the Vendor either. They will try - remember the more it sells for the more they make. Insist they put your offer forward.

All they can do is say no. When we were selling our house we said no to the first offer, because it was the first, then around a week later we said yes. So if they say no, wait a couple of days and then phone back with an ever so slightly higher offer.

Does it need work doing to it? If so, start of with a "we're worried about the amount that needs to be done so would like to offer..." Doesn't matter if you are really worried or not of course.

Went with the 121995 offer. Agent not impressed. Says it will definately be refused. But hey. At least I've made the first step now.

If selling i would always refuse the first offer anyway (unless it was asking price or close!) on thegrounds that people don't go straight in with their maximum offer.

It should start the bargaining process - they say no, we really need £x and the agent passes this onto you etc etc.

For some reason it was refused!! Agent saying they still want somewhere in the 30's. 30 is our absolute maximum, do you think it is still worth offering below that?

if they're only thinking in the 30's (ie not even 30, but higher) then they might not take it seriously, and if you have to offer again after 125 they may think they can just go on & on....

I would offer the £125K and say you are first time buyers, mortgage agreed in principle, can move quickly, you are offering the extra £5K to meet them half way between what they want and what you think the property is worth. Good luck!

Hi sorry I missed this thread earlier. We have now put in our final offer of 130k. The vendors have ascertained that we have the mortgage in principle and are now in the process of trying to see if they can get their next property at a lower price to enable them to accept our offer. So fingers crossed please! I'm feeling fine now. Have Ben and Jerries on the go! Looking forward to Monday too Hunker, although still wondering where the hell to go! Thinking maybe it should just be for a coffee!Although, where will we all go for one of them?
