anyone own a house in North London (freehold)?

and if so, do you have major problems getting buildings insurance cover for subsidence?

I am really struggling to find anyone to cover us, not helped by the fact that Thames Water won't repair their leaky drains at the bottom of the garden .

Not in your situation, but Prudential were the ones who didn't completely freak at the area I live in. And gave cheaps quote.

Does your mortgage co offer insurance? because if they have mortgaged it, they should be prepared to insure it?

well, the additional problem is that it's a buy-to-let property so we are further limited. I will give the Pru a call to see if they can do anything, thanks.

Tbh, am a bit nervous about pointing this problem out to the mge co in case we have problems getting new rates from them in the future - they don't seem to take it as seriously as the insurance cos atm.

Prudential insure us and our area is clay soils and subject to subsidence. Our house has been pinned though.

that's what we've done so far - the broker we're using can't find anyone else who would cover us against subsidence and I recently tried another broker, who couldn't find anything and actually suggested we went back to the original brokers.

Having the cover refused obviously doesn't help us get cover elsewhere either.
