Claphamites - would you live in Abbeville Rd?

DH just saw a nice house there - we're going back on Sat. Any thoughts? (Moving from Islington.)

The house is towards the Clapham Common underground end.

my best friend used to live near there and says, yes, it's very nice if you can afford it. i quote her - complete nappy valley, lots of pubs/clubs going out places in Brixton.

How important is transport? I lived at the Clapham Junction end of the Common, and preferred having the option of trains to Vauxhall/Waterloo/Victoria rather than the dreaded Northern line. But then there are plenty of buses from Clapham Common underground to Clapham Junction if needed. Dh lived by Abbeville Rd, so I ended up doing quite a bit of both (but did prefer "my" end of the Common!)

Abbeville Rd is fabulous. V nice shops and delis and Cheeky Monkeys toy shop, excellent wine bars and cafes, Boneville School is v good, you can do yummy mummy lounging in Abbeville Rd, top up your street cred trendiness in Brixton's cooler bars (The Brixton Bar and Grill, Lounge), easy access to the Clapham (Picture House and the Ritzy, Easy access to Clapham Common and Brockwell Park, so close to Northcott Rd market and shops, what more could you want?

I'd go for it (used to live Clapham Junction end of Battersea but had friends on Abbeville Road). Nice area. Not sure about schools though.

used to live very near there myself. Before it became the Village, in fact. Very nice - houses a bit pricey considering size, piddly gardens, parking and young truants riding around on their bikes BUT having said that the Common is great, there's a good array of 'nice' shops, restaurants ( few too many estate agents though), good family feeling and a variety of transport links. Good area to invest in as well as live in as you also have Clapham High Street, Clapham South and Clapham Junction shopping/eating areas..Don't know about state schools - they tend to be better towards Northcote Road/Clapham Junction, but certainly a lot of good schools in the private and independant sector and lots of good private nurseries. I heard one woman there ( presumably having just moved to the area) referring to it as South Chelsea - or was it South Battersea? Obviously wasn't aware that these days you can be proud of being a resident of Clapham!!! The key things to remember are: NEVER refer to Clapham as Cla'am, or Streatham as St. Reatham or Battersea as Ba -Tersia. Only annoying people do that and it makes my hair stand on end!!! Happy moving should you so decide...

Oh the memories............used to live just off Abbeville Road (Caldervale Road) and was very happy there for many years. Great restaurants, Cheeky Monkeys, I assume is still there and you can buy anything you need in Treohans (corner shop). Pretty handy for tube and buses - 10 minute walk to Clapham Common station.
Not sure about schools though, Bonneville IIRC is meant to be nice though. I'd go for it. Used to work in a nice nursery near Clapham South. Would recommend if you need one, though not sure who works there now - I left nearly eight years ago.

Bossykate - Abbeville Rd itself. It's quite a busy main road isn't it?

knickerbocker - we seem to be able to get quite a bit more for our money there than we can in N1 - now here we have truly piddly gardens.

If you're down where the shops are, it can get pretty busy, but quieter as you move away from the shops I think. It is a main road though but a very nice one.

Abbeville Rd is quite busy with people using the shops and wine bars etc. And lots of people parking at the w/e for the same reason. But not thundering lorries, afaik. Might be worth looking in the side streets and parallel roads, too.

What are your criteria? Are there other enclaves of nearby S london you might be interested in?

Abbeville road is great, my friend used to live there. I lived nearby and worked clapham common and know the area really well. you lucky thing, its lovely round there.

I love it for shopping but, as for houses, you don't get much for your money.

Also there's lots of passing through as it's a ctu through between Brixton and Clapham. It feels small and pokey to me and I don't know how the residents park.

I think it's somewhere to visit, but not to live.

Off Abbeville Road would be better.

I prefer the roads off Acre Lane. More space for your money, but still in walking distance from AbbevilleRoad.

Only interested in SW4 Blu.

Trouble is, there's NOTHING on the market at the moment. Need 4+ bedrooms and a garden - have only seen a handful and there's nothing new coming up. Very very very slow. Would look at roads off Abeville Rd if there was anything for sale there!!

Are the houses really poky? This one's nearly 1600 sq feet, which is as much as we'd get in N1, plus a 54ft garden, which is a good bit bigger than we'd get here.
