the chances are slim but am going to give it a go.

tenants on a secured tenancy with a HA are usually tenants who were transfered from council to HA and have the right to buy (RTB)

if you move into a HA you are automatically put on an assured or sometimes an assured shorthold tenancy
those in a HA built after something like 1997 have the right to shared ownership ithink

now, heres the question. i dont read many policy documents - well becuase they bore the shit out of me, but i heard that soon - around june 2006 assured tenants will get the RTB and this will be a stepped process like shared ownership

does anyone know anymore without pointing me to a govt wbsite that will bore the shit out of me?

I work for a HA but cant help you at the moment. I am off sick but can look into when I go back hopefully next week.
I have heard that some of our tenants are being asked if they interested in purchasing properties on a shared ownership basis. I think it is going ahead as a trial.

Try having a look at the Housing corporation website.

we already do shared ownership for secured tenants and those who have assured tenancies in properties which were bought after circa 1997

however those on assured inbetween do not have this right - so thats the question

dont want to look on corp site - cos bores me shitless just wondered if someone knew

Hi, this is what I am looking into at the moment. I used to be a council tenant for 7 years and got nominated for a HA house.
I wanted to do a shared ownership scheme, or to buy whole house - I thought I couldnt do this until I had been a HA tenant for 5 years?!
The info on this subject is hard to find.
Apparently the tories are trying to win votes by saying they will get HAs to sell their homes like the council, ie big discounts and buying the whole house!

I do kick myself sometimes, as I was going to buy my council flat, they offered it to me at £23,000.
We didnt buy, as we were unsure and on less wages.
The flats are now for sale for £120,000!!!!

yeah i know! bummer - i was on a secure tenancy in oldham with a right to buy and moved to an assured with no RTB bummer

Hi

the after 1997 thing is called the right to acquire, it operates similarly to Right to Buy in that you purchase the freehold outright at a discount, from memory I think it's capped at £10k, and depends on when your house was built or received certain funding for improvements for you to be eligble for this right not everyone has it, some associations do shared ownership schemes, which is where you purchase a % of it and pay rent on the rest.

I've read that the rules are changing and they are looking to extend RTB to all assured tenancies, it's been in the pipeline for a couple of years. From what I understand the discount rules will be similar to RTQ rather than RTB the RTB discount is very generous.

to have a secure tenancy with a HA you either have to be a tenant prior to 15 Jan 1989 or have transferred from Local Authority and had your RTB preserved.

Associations have not been able to issue secure tenancies since 89.

will check with our RTB manager tomorrow and get back to you on the specifics of the changes, is there anything in particular you want to know?.

yes would like to know more details about the right to buy for assured tenants who do not have this option at the moment and what the vague details are for the future and when it will come into force.
