Opening a soft play with outdoor play area

Hi,
Im in the process of buying a property that has an outbuilding that i could use for soft play but it also has a wooded area that i think would be ideal for a tree swings and slides and a picnic area, however its not that large so it is mainly a soft play business. Obviously this is going to cost a lot to convert and insurance so i would really appreciate your views. Would it attract you over a softplay in an industrial estate, how much would you pay etc Any advice greatly appreciated:)

I use soft play as a rainy day activity so on a sunny day an outside area probably wouldn't tempt me over a free park.

I'm in Sydney & there is an indoor play centre with an outdoors section near us. I still go even if nice out so can relax, have a cuppa & chat with friends. Young kids still need to be within a contained area. Also it is just a different thing to do rather than do parks all the time when the weather is nice.

This play cafe has a nicer vibe than the industrial park type ones that we also have out here so for me personally it would appeal. It also has a loyalty card so incentive to go back & does proper lunch food for adults accompanying the kids.

If you also did parties then the outdoors area would be an added attraction for those. I think it would work well if you had some sort of decor theme for indoors that would link in with the outdoors area (nature, trees, weather, etc are obvious ones).
