We're delighted to announce that property guru Sarah Beeny is joining us on Tuesday (6th July) between 1 and 2pm for a live webchat. Sarah is launching Cancer Research UK's new 'Charity Begins at Home' campaign, which urges people to delcutter their homes and donate good quality, unwanted items to the charity's shops. With one bag of items being worth as much as £30, the campaign aims to raise significant funds for the charity's life-saving work to beat cancer. The campaign will run throughout July 2010. Sarah started her career at the age of 24, setting up her own property development company. She then went on to become a household name in programmes such as Property Ladder. After the success of www.mysinglefriend.com, Sarah has just launched a new website, www.tepilo.com, which aims to bring a change to the way we buy, sell and let houses.

Is there one thing that makes your heart sink when you're renovating a property? Something that is more awkward or costly or dusty than anything else?

pregnant in 30's is normal surely its only in the 40's or 50's its less seen! - and yes all boys - our house is totally trashed as you can imagine and one is still only crawling still!

yes my husband is my brothers wifes brother - sounds incestuous but isn't! they also have 4 children so christmas is very loud and noisy!

Glad you will take some stuff to your cancer research shop - china, photo frames ornaments vases etc are particularly good - I have bought many things but one of the best thing I have bought is some lovely books

ilovemydogandMrObama - if you have no other ties like work/schools/kids then you should def move if you don't like the area and can afford to live in a different one

dolley - that is the downside to being a landlord - you just have to pick yourself up and refurbish it again - it will probably be much more cosmetic than it would first seem

Hi Sarah,

Just a quick thank you - I'm a huge fan so I tried your Tepilo website about a month ago. I'm staggered at how brilliant it was - really easy to add a listing - customer service is second to none, problems answered within minutes literally - and we have just accepted an offer just over the asking price we wanted. We actually had seven viewings and two offers so managed to get this up a bit. Just wanted to say thank you for creating such a brilliant service and really hope it continues to catch on as it really does save you lots of money.

SexyDomesticatedDad - it normally is so I am surprised it was granted planning approval. if it has got planning though I think you might just have to plant some fast growing trees or a hedge -

Hello, love the property ladder show, but I am always bugged by one thing: never seems there to be any storage for pushchairs or wheelchairs.
Would you be in favour minimum requirements for developments such as minimum size of rooms, convertability for disabled people as there are in some european countries?

Sarah do you have an opinion on if landlords should be able to make wide decisions about what sort of tennant they would like? eg, smokers, pets, children, Housing benefit etc?

with a lack of social housing available how do you think we could help landlords and potential tennants come together to make taking things like pets, children, housing benefit less scarey for the landlord?

I love your show. Quick question. I have a flat I rent out in E14 (Isle of Dogs). The tenancy is up for renewal and I'm hoping to get more tenants in. People keep telling me to expect a surge in value "because of the Olympics". Do surges like that really happen?

mousymouse - i can understand your frustration having tried to fit pushchairs and wheelchairs into houses without enough room. however I think there needs to be some common sense with this as to force every property to be extra big just in case someone requires the space for a buggy or wheelchair seems madness. I think what we need are some properties - not all.

LaBellaSantaCatarinadiSie - i always think a tenant in a property is better than an empty property so I would get it let as soon as possible - stick it onto www.tepilo.com which is totally free to use and that will save you any agents fees

Thanks Sarah - on the letter there were examples of what were good / valid reasons and so it seemd to us there was no point in objecting - doesn't affect our property in anyway just looks very odd and I think will put people off buying.

Four boys here too - keeps you busy and you need a big garage / play room to keep all their stuff in!!

ByThePowerOfGreyskull - having taken the punt a few times as a landlord I have lived to regret it so in many ways its the fault of the tenants - i know that seems unfair to colour everyone with the same brush but the only way around that I see is to be prepared to pay an extra deposit

OMG - can you imagine being pregnant in your 50s lol (although have prob just offended someone!)

MSF - totally fab idea (DP lived a mile away but we'd never met till then!)

Wonder if you think your brothers children are more similar to your own in personality/looks etc if you're married to the siblings of each other's DPs than they would likely have been otherwise.

Will be digging out your books this summer - DP's house needs a MAJOR overhaul!! Am raring to go now - thank you!
