Renting a property - fixing a cooker hood.....

Hi I am currently renting out a property and am being asked to pay for the repair of a cooker hood at the property. Have spoken to my solicitor who maintains that it is the tenant's responsiblity to get this repaired and paid for. It is difficult without looking at the contract but it is just a standard rental agreement. Can anyone throw any light on this for me please.

I am a tenant, and I'd say it depends on why the hood needs repaired. If it's just old and worn out, you should repair/replace, if your tenant broke it (threw something at it, I dunno, I've never had a cooker hood so I don't know how one would break) they're due to fix it. IMHO.

If its an integral part of the property then I suspect you should replace. Is it electrical (ie with a fan etc)?

When I was a private tenant, I didn't pay for anything. If you didn't break it, I don't see why you should pay for it. Landlords have to provide a cooker, so why should you pay for something which forms part of their obligation? Will you get to take the cooker hood with you when you go? No! So the next tenant would benefit from something you have paid for - which is unfair.

Unless you broke it, in which case are liable!

Oops, I just realised you are renting it out to someone, not renting it from someone...I don't know many people who own propert, so assumed you were a tenant

So you should pay for it, unless they broke it...!

that's why if stuff is old and dodgy, I don't take the place. and if i find something like that, i put my own good stuff in and put their shit one in the loft or the garage. before i move out, i put their shite one back on.

i'm already being their mortgage, i'm not here to buy them new goods into the bargain.
