New planning regulations - what is the principal elevation?

trying this here aswell as property, have copied across so my picture is probably even worse.

Thinking about having an extension on the front of the house.

Planning portal says (amongst other things which we comply with);
No extension forward of the principal elevation or side elevation fronting a highway.

House is basically oblong, but comes out about 6 feet in the middle, so a bit like this;

The bit that comes out at the front isn't just a porch, it is 2-storey and part of the original house, the bathroom is in the upstairs bit and the downstairs loo and start of the hall in the downstairs bit.

Is the principal elevation the bit nearest the road that sticks out or the main bit of the house.

If it is relevant the extension (single storey only) will change it to this;

Doesn't come out well on preview, but should give the gist.

hmm... my neighbours have done this - victorian cottage with a proper brick built original porch - they have then filled in the bit across the front like you are intending.

So I think it is your original 2-storey part that already sticks out.

I don't think my example is relevant though unless all planning regs state what you're saying - any chance you're in a listed/special area? If all planning regs state that then hundreds of people in my area have done this and the bit that's not an extension but original is the principal part.

not listed no, the planning regs seem to be saying iif you comply with various things (the principal elevation being one of them) then you don't need planning permission.

And these regs only came in last Oct.

So loads of people could have similar legally.

What I am wondering is if I even need planning (will definately need building regs).

Ah, got you, this is the new regs. I've heard like you that it's much less likely you will need planning (just building regs).

Has anyone else done it cos precedence is very strong. If someone in your street has and you combine that with your info it sounds like you have nothing to worry about.

i just need to write to them, will draft letter and tsend pic. then they can confirm that i don't need planning (being hopeful and positive here). No precedence, only us and next door are the same. We are about 7 metres back from the road, only issue is that we are v close to next door, with an angled boundary, and this takes us almost upto it.
