Exchanged contracts Thursday for completion next Friday. Buyer below me and I’m buying ex rental which is at top of chain

randomly bank withdraw offer Friday afternoon, 24 hrs after exchanging)saying credit rating changed therefore affordability impacted. Have a call at 9am Saturday. Wtf absolutely nothing I can think of that would have changed and my Experian score is very strong still. Any advice - is there any way I can still complete in 6 days?!

Thanks @LeastOfMyWorries Their broker is trying to fathom what's happened with the lender for the £30k drop and has asked for more info. I'm saying to DC that just be absolutely honest with the EA and repeat back what the lender has said to them. Presumably the EA must be experiencing this right left and centre with other homes?

PinkEasterbunny · 09/06/2026 12:06

Annoyingly something in a similar vein but not as critical a stage- happened to my DC late yesterday. Their lender has announced that the £450k house they are buying should only be valued at £420k.

So the lender was initially happy with a valuation of £450k, but is now saying only £420k?

Yes, the lender has apparently changed their view on matters. Everything was OK four weeks ago at time of offer. Broker still investigating.

Sorry i didn't realise it had already gone to offer- no that isn't common! I had assumed the valuation was just back. Hope the broker sorts it sharpish OP!

Happy to update that the bank has reissued the offer just now. Won’t be able to find out until after completion what went on as the bank themselves don’t want to go into the system for fear of jeopardising it again, but for now at least it is resolved. What a stressful time and thanks all for the comments, thoughts and suggestions ;)

Glad you got sorted. It happened to us last year. No idea why but bank apologised, reinstated the mortgage and sent us £100 goodwill

So glad this worked out for you

Basically if they have withdrawn the offer you effectively do not have a mortgage to complete with. Its unusual to withdraw offer after exchanging. Obviously you need to understand their rationale for doing this. asap as without a good reason to withdraw after exchange they have put you in a very difficult position. I'd get a solicitor appt as well as with bank because if they dont go ahead with mortgage offer and you are now committed legally you might need legal advice to sort this out. This only usually happens if someone takes out a big loan or has a significant change in financial circumstances having already had mortgage offer based on pre loan financial status x

The OP has already sorted things with the bank and got her mortgage.
