Hey everyone,

Just wanted to start a thread for anyone who’s self-employed and trying to get approved for a mortgage, it is honestly one of the hard financial steps out there. Traditional lenders still rely heavily on W-2 style income or years of tax returns, which doesn’t always reflect what we actually earn.

I have been reading about how some mortgage providers, like LendFriend Mortgage, Mortgage Austin, Lone Star Financing and MaxLeaman, are becoming a bit more flexible, looking at things like bank statements or cash flow instead of just tax filings. That seems fairer for people who run their own business or freelance.

Has anyone here gone through the process recently?
How did you document your income, and did the lender give you a hard time about being self-employed?

Would love to hear how others handled it? any lessons learned or tips for getting approved would be super helpful.

I have always been able to provide the SA302 forms which makes it easy to see my income. I think this is the UK equivalent of the W-2 form. If you haven’t declared parts of your income for tax purposes then it doesn’t exist.
