First time having lodgers - seeking advice

Not sure if this is the right place to post - I have just built a house with the idea of renting out three of the four bedrooms. All the rooms are ensuite, have a walk in robe, a tv on the wall and aircon.
Im trying to figure out what i need to provide in each room and in the main part of the house, as i have never done this before and want to attract professional people. Can anyone share their experience? Costs are mounting and i am nowhere near ready to advertise the rooms, so any suggestions welcome as I am fast running out of funds.

A desk and chair would be the main things. IME lodgers prefer room to bring their own stuff in, and to supply their own bedding.

My friend does this.

You need definite rules and regulations, get a lawyer to overlook the contracts (her cousin is one).

She had a stipulation that it was Monday to Friday, weekends to herself to hang out with friends.

They were lorry drivers during Covid. Heroes! Delivering to supermarkets.

Oh, and of course they all have access to the kitchen to cook, which is another great reason to only do it Monday - Friday.

I hope your boiler can cope with 4 separate showers at one time!
In the bedroom I'd want a decent mattress and blackout blinds/curtains. Lots of plug/USB sockets.
In the rest of the house I'd expect somewhere to:

  • store dry food ie kitchen cupboard
  • store perishable food ie fridge and freezer space
  • sit and eat
  • to wash and dry laundry and to store personal laundry products
  • to park a car and potentially to store a bicycle
I'd want access to a vacuum but would expect a cleaner for the communal areas. Unless the bedrooms are big enough to comfortably accommodate a sofa for watching TV, I'd expect a room with one so I sit and relax/entertain a friend Also ideally a space I could WFH. If you have a garden, I'd expect patio furniture.

How long do you want them to stay? I'd just a couple of months max provide pillows duvet bedding. If over 6m they should buy their own plus towels etc.
I would use air bnb to ensure they have no rights and you're ensured. I'd also put locks on all bedroom doors including my own.

Thanks for the suggestions, I have done all the above mentioned so hopefully i am on the right track. I think i am going to advertise one room first and see how things go. Friends suggested leaving the room empty, but im not sure if lodgers would have all their own furniture. I guess i can offer both options initially and see which is most popular, furnished or unfurnished.
