Further advance on mortgage

Hi looking for advice please. I bought a new house in May of last year. I’ve since applied to my lender for further borrowing. This is to do some home improvements. I’ve been declined as I’m not showing on the electoral roll. I’ve updated this with my local council approx 4 weeks ago. Just tried to reapply but again turned down as not showing on electoral roll. How can I update this please as really need to get some work done. TIA

Are these two turned down experiences two lots of credit checks that failed ? That would have
made some hard dents on the file. Also if you borrowed at the maximum LTV then I’m not sure a few months has created enough equity to borrow more

Yes declined on credit checks as not on electoral roll. 50% loan to value

You need to urgently stop applying. You are causing significant damage to your credit file.

Did your lender not run a soft check/affordability check before taking you to a hard check.

Thats two failed hard checks shortly after the original hard check of a newish mortgage. Please stop. All these checks have dented your credit file.

What do you mean when you say you updated it with the local council? Are you getting confused with your council tax account? Have you actually been on the ‘register to vote’ website and registered online to vote?

So just as a guide we moved in May and it took until September to show up on the electoral roll.

Remember and make your name on the electoral roll public.

There is an option to remain anonymous which we did as it stops all the spam letters.

They said I was now now on the electoral roll but can’t get credit?

Have you checked your credit file for accuracy? There's two free services, Credit Karma and the Moneysavingexpert credit club. Sign up to both of these and see what it says.

Have you checked that your correct details appear on the electoral roll?

Also, have you checked to see if your lender has any restrictions on additional borrowing? Eg they might not allow this in the first year of you having a mortgage.

But if no-one will lend to you, you'll have to wait. You could at least start saving at least what would be the loan repayment, which you'll be able to put towards the work, and will also reduce the amount you need to borrow, which could open up other options such as a personal loan and/or 0% credit card, depending on the amount needed.

Yes so I applied for further lending and I’m was declined. I checked my credit rating as never been in debt. Turned out I wasn’t in the electoral roll. I’ve now been added and this has been confirmed by LA. tried to reapply but still not accepted as it’s not been updated.

ER is updated 2x per year, although if you register to vote you’ll get to vote if done by the deadlines etc

Also, never being in debt can negatively impact your credit rating. They don’t have a measure as to whether you pay off debt, pay in a timely manner, not missing payments etc

hiw long have you had your mortgage? That’s a debt they can see you are paying, for credit rating purposes - but possibly you’ve not made significant payments yet to increase credit rating

Thank you yes I’ve checked my credit file and I’m not showing as being in the electoral roll even though my local council has confirmed I am. It seems to be it’s not updated regularly. I was accepted for further borrowing but ultimately turned down because of this electoral roll issue.

I’ve had a mortgage one way or another for many years and never missed a payment. The issue is around the electoral roll. I just don’t know how I can get it updated on my credit file.

it will be published in the autumn and then purchased by the companies that deal with credit checks.

it is literally a case of waiting until they buy it from the council
