Stamp duty rebate if give away house

As title says does anyone know whether I would be entitled to apply for a rebate of stamp duty I paid (under the three year rule) if I gave my DS the house.

In brief:

I bought another house in February last year and went ahead with sale as I was a cash buyer.

I intended to sell the other property asap and get back the duty paid as I was rightly classed as having two homes.

My DS has subsequently moved into the property with his girlfriend and is paying bills but no rent - I am fine about this.

Both my old and current house are mortgage free.

DS will inherit the houses anyway at some point.

If I gave him (no money exchanged) the house he is living in and paying bills for would I be able to class that as no longer owning two properties and be eligible for the SD rebate (or part of it)?

Has anyone done similar? Happy to change deeds to his name

Possibly but he might have to pay SDLT.
