How to split this air bnb cost ?

5 friends going on holiday this summer and searching for cottage on air bnb.
3 would prefer own room and happy to pay more for this. 2 have now said willing to share a room as they are close friends and suggested it may open up more options for air bnbs to look at 4 beds rather than 5 beds.

They were correct and there is a beautiful 4 bed cottage (3 double rooms of varying size and 1 twin room)

My question is - how to fairly split the cost ?

A. 3 x 25% for own rooms & 2 x 12.5% for twin ?
B. 5 x 20% ?
C. Something in between ?

What's the difference in price between the one you've booked and one that has similar communal facilities, but with five bedrooms?

The sharers should benefit from whatever the percentage difference is.

Split the total by room, so the shared friends pay half.

All food costs split equally.

Something else to reflect that the room sharers have equal use of the common areas. So those with their own room each pay two ninths and the others pay 1.5/9.

I think A is the fairest. If your friends are worried about that.

If it were me and my friends we’d just split it 5x20%

How about 22% for own room, and 17% for sharers? So not much more for single room but a bit less for the sharers which I think is fair?

It’s only the bedroom they are sharing 50/50 but the y are using the rest of the facilities so I think a small reduction is fair. For example if you are paying for a hot tub or other extras they should pay 20% of those costs.
Obviously food and activities is 20%.

Regularly go on holiday with big group of friends. We end up with various configurations depending on the property (including tents in the garden on occasion) and we always just split the cost equally.

The two people sharing shouldn't be paying only half the amount that the people getting their own room do. Everyone gets the same enjoyment of the rest of the house during waking hours after all.
I would have each of the own-room friends paying 22% of the whole-house hire cost and the two sharers pay 16.5% each (so about three quarters of what the others are paying).

The 3x 22% could be varied to 26% + 20% + 20% if one of those rooms is particularly large/luxurious.

If I were staying in one of the single rooms, I would propose this: “A. 3 x 25% for own rooms & 2 x 12.5% for twin.” Although there is a case that it should be the “C, something in between option” (as other posters note, they’ll have equal use of the common areas), I think they’re doing the rest a favour by offering to share so that it was easier to find a suitable rental, and I wouldn’t want to split hairs over this sort of thing.

Thanks for the input everyone.
There's no bad feeling/ splitting hairs at all and everyone is pretty relaxed, but I'll be booking the cottage and so I guess I'll have to have some options or suggestions ready. I think I'll suggest c (something inbetween 12.5 and 25% for the sharers.

22.5% for the three non sharers and 16.25% for the sharers.

I'd go with 17% x2 and 22% x3, as suggested already.
