my mum is given my sister money for a deposet on a house that i am going
to rent i am on universal credit my rent now is fully payed can i stiill get the rent payed to my sister to cover the mortgage and her tax also my sester whants my name on deads as when i inheritance my share of my parents house i can pay off the mortgage and owen the house but well this stop my universal credit

You really need to talk to DWP about this.
Do you have a tenancy agreement with your sister? Are you paying LHA rate of rent?
Will she kick you out if you don’t pay the rent?

I think if your name is on the deeds, then no, you won't necessarily lose all your UC, but you will lose your housing element.

If your name is on the deeds definitely no, the support if you own a home is different and only a loan.

There's also special rules if renting off family. It's possible but you need to have a full legal contract, all rental conditions fulfilled and they will only pay based on lha rates.

I would suggest your all need to get some financial / legal advice before you embark on this.

As a rule - no you cannot get Housing Element when you rent from a family member (save for in very limited circumstances where a Decision Maker is satisfied that you have a commercial agreement that has not been contrived for the purpose of obtaining or increasing benefits).

As a definite - no you cannot get Housing Element for renting a property you own or part own.

If you are on the mortgage, you may be able to get Support for Mortgage Interest loan but this is subject to eligibility criteria being met and there is an added layer of consent needed from the other party on the mortgage. This is because it is a loan only, so is effectively a "charge" against the property.

If your name is on the deeds then you have the right to live in the house.

As a joint owner you may by agreement pay the other owner an 'occupation charge' in exchange for exclusive use BUT it isnt something the Housing Element of Universal Credit will cover

It's very rare for UC to agree to pay rent to a family member even if it's 100% legal, and your name being on the deeds wouldn't help.

You need to speak to the DWP, and be aware that they may class it as a contrived tenancy. In that case, you wont get the housing element.
