Really need some mortgage help with nationwide

Currently separated and we have recently extended the term on the mortgage to make more affordable. I am a low earner so ex was going to pay high child maintenance so I can take current mortgage in my name freeing him up to buy a two bedroom as a temporary measure until we sell family home after DD has done GCSEs etc.

need to keep mortgage with Nationwide but they keep giving me conflicting advice without going through the formal application and we aren’t able to do it just yet as don’t have three months of child maintenance payments.

does anyone know how they see child maintenance? Some companies I read only take it as a percentage like 65% included as income. Does anyone know what nationwide do?

Last time I tried to do transfer of equity to take me ex off their mortgage and remortgage with them they insisted on major hoops I had to pay upfront 500 fee non refundable if my remortgage didn’t go ahead, they said the child maintaince would have to be under a court order and they wanted all kinds of other guareentees like independent valuation of the house, remortgage with guarantor I’ve had an awful experience with their advisors all saying different things. I refused to listen to them called an independent broker who found me great deal with the Halifax without costing me anything fees, maintaince by Halifax ok under informal agreement. The Natoonwide may have changed but I had awful time with them

Their complaints team also tried to say non of my calls with their advisors were recorded when I was getting this so called advice.

Similar situation to you when I broke up with ex and dad to my children. We were with nationwide & extended the term to reduce the monthly payment for me. About a year later I had to secure my own mortgage to remove my ex and Nationwide were the only one that would take into account child maintenance and tax credits plus my pay obviously. This was brilliant as my pay was low but it bumped up my mortgage affordablility. Years on I am still with them now and can only rate them highly for myself as a single mum working and needing extra financial help from csa and tax credits to help raise my kids. Hope this helps and good luck x

Nationwide took child mtnce into account when I took over the full mortgage to keep the house. My ex had to write a letter saying what he was paying and I had to really push with NW to get them to look outside their box. I could afford it with cm they just needed to be persuaded. Which eventually they did. So keep pushing them and asking for it to be taken up higher.
