The long and short

Wondering if anyone got any advice

Live in private rented and they want to put rent up 200

Cant risk leaving and don't have money to move and my credit score not the best so not sure if I could

Any advice? They don't seem to be budging on the price?

Thanks

you are in arrears aren’t you?

PotteringAlonggotkickedoutandhadtoreregister · 29/07/2024 12:02

Can you afford the increase? What % is it of your rent?

savinggrace12 · 29/07/2024 12:05

Can't really afford increase but I guess could if I needed to but would leave me short

VanCleefArpels · 29/07/2024 12:13

Is your current rent at local market rates or a bit “cheap”? Landlords are entitled to charge market rents and if this proposed increase brings your rent up to prevailing rates then not a lot you can do, except try to negotiate.

Bottom line is that if you refuse the new rent the landlord can take steps to evict you (assuming you are in England). If there really are no alternatives you need to contact your local council and talk about your options in social housing and/or help they may provide to get you another private rental eg help with deposit

savinggrace12 · 29/07/2024 12:28

I'm not from the area I live so cannot do that and yeah tbh in the area places are 200 even more than he's offering. It's just such a big jump. They don't seem to want to negotiate we've all emailed them and had no reply

they don’t want to negotiate because you are very seriously in rent arrears OP

It is as simple as that

WeNeedBees · 29/07/2024 16:16

I think you need to get some professional advice OP, start with your local council homeless department they will want to try to prevent you from becoming homeless.

How much do you owe? The council will probably advise you to stay put untill the landlord evicts you which will be unpleasant for you both to have to go through.

Hatty65 · 29/07/2024 16:20

I don't think you've got any choices. You either pay the rent or get evicted. Someone will pay it, and it sounds as though it's cheaper than other places.

You keep saying LL won't budge or negotiate but why would they? If the place is worth another £200 a month then that's what you'll need to find.

With everyone else saying 'you are in arrears' I suspect you've posted about this before, in which case you're on really dodgy ground.

Do you mean you think you wouldn’t have the “local connection” required to get housing help from your council?

You say “all” - are you in a houseshare? If so is everyone being cgarged

as I said before there is a good chance this will lead to eviction so you need to choose the least worst option - finding somehow the extra money (are you eligible for any benefits, could you go through your budget with a fine tooth comb to make savings?) or taking steps to scope out your options

PashaMinaMio · 29/07/2024 16:36

I’m the meantime don’t stop paying the current rent otherwise it will take you to a stressful place you really don’t want to go.

LL are up against it. Many have taken out buy to leg mortgages which they are struggling to pay because of interest rates. Don’t make matters worse for all of you by not paying your rent. If he takes out an MCOL against you and a CCJ is awarded, you won’t even get a mobile phone contract next time you need one.

You go food shopping and don’t leave with food for free do you, so pay your rent!!

It’s important to keep a roof over your head. Winter’s coming! Baliffs will eventually kick you out onto the street. It might take a while but eventually it will happen.

You guys have really sad lives stalking I come on this app for support not for drama. That was months ago I posted that. I am asking about something different also. You never really know what's happening in someone's live!

Thank you everyone who has been helpful! When I say all we have been on a group chat where difference is they are on a rolling contract and mine is now up. So have no choice. Need to pay it but wasn't sure if I had any rights

Get on social housing list and bid for properties every single week without fail

Go to step change and ask for there help

Got to local council private renting and talk to them about negotiating rent downwards as a mediator

MikeRafone · 30/07/2024 13:11

Pay what rent you can and ensure your council tax is paid in full on time every month

The rent being paid at below the actual amount requested - means LL can start eviction process - which ultimately speeds up social housing - get on the list now as dates matter, bidding profile matters.

I used to help people bid and its computer generated results - this that bid every week without fail usually got somewhere within 3 months - this that didn't bother bidding would be on the list 12 months later

MikeRafone · 30/07/2024 13:13

I'm not from the area I live so cannot do that

if you live in the area - then you are from the area as long as you have been there 12 months

If the initial term of your tenancy is coming to an end it will automatically become a rolling contract - you do not need to sign a new agreement. To change the rent the LL has to serve proper notice but otherwise your terms stay the same until such time as either you choose to either sign a new contract or leave, or a Court makes an order for you to leave.

That door is being closed with the removal of s21. Labour are keen to appear to be helping tenants but actually are improving housing lists by stopping people getting on them through s21 homelessness loop.

OP if you are in arrears get up to date.

savinggrace12 · 30/07/2024 21:54

I can look into council. I've only lived here just a year now. Where I am from you have to have lived there 3 years
