Advice on selling and moving into rented!!

RIght some of you lot know my background but i'll recap for everyone.

Dh left in Sept, we have a part buy part rent. Don't know if he's coming back. But i can't afford the mortgage on this place, i'm ending up minus each month.

So i need to sell and move into rented until the kids are older, i've got some qualifications and i can start work.

Any tips on where to go who to talk to, because i have a funny feeling i cant afford to move out, as i don't have spare cash for legal fees etc. but i cant afford to stay either!!

i think im just f*cked!

Citizens Advice Bureau - incredibly helpful.

would your housing association increase the share they own or buy back without excessive fees?

i cant sell it back, they have to re-sell before i even try and they get 3 months to re-sell.

i cant reduce my share either as we brought the minimum 35%!

oh every option seems to have a brick wall at the end, but thanks for the thoughts!

could you get someone to move into your place and cover mortgage repayments, then you move into rented?

they'd have to cover the rent and bills as well, dont think i'd manage it, and if they defaulted it'd be in my name!

why isn't DH paying?

if he is earning and you aren't, he should be keeping a roof over yours and DC's heads, even if it is only as a stop gap.

have you seen a solicitor?

Stacey,see what those organisations say. They often have legal and financial experts on hand.

Dusty is also right. Is the mortgage just in your name? Has DH walked away and left you with all the financial issues? He surely can't do that unless he is also going to leave you with all the profit if you sell.

Out of interest have you also spoken to your lender and your bank and explained the situation?

he pays maintenance, no, mortgage in both names but whatever he gave towards would be taken off my benefits anyway so would make no difference.
