Investing 400k

My DH and I have 400k locked away in various ISAs, premium bonds etc. Next year we'll be receiving another 200k. It gives a good return but we can't help but wonder whether we should be investing it in property instead. Our mortgage is paid off on our current home.

I know speaking to a financial advisor is a good idea, but I'm just wondering if anyone on here has been in a similar situation and successfully invested their cash into BTLs?
We would consider commercial as well but that's a bit of a minefield for us.

If so, would it be wise to pay cash on say, 1 or 2 houses or buy several and take out buy to let mortgages? We would be in the higher tax bracket based on our salaries.

I keep thinking about buying a property to let myself but I think changing legislation and interest rates (although it sounds like you won’t need a loan) makes it harder for you to make a good income from it. I do have friends who bought properties many years ago and they have no mortgages so are doing well from it.

Obviously a financial advisor would be helpful but you should also read the book on property investing by Rob Dix. He’s a landlord and has a column in the Sunday Times and a podcast with another guy could Rob. He knows his stuff and explains it well.
